This is a highly contested site, vehicular access rights need to be carefully considered and develoment preference given to sites that are less contested and less problematic for the village. Road access, footpath/cycle path and surface water drainage would all need to be conditional on sensitive development or improvements to ensure minimal impact on residents and village/property safety.

Deeply concerned with this site going forward - although planning permission has previously been given, development should only be permitted with strong conditions being met. As such vehicular access should not be allowed through Mead close due to the increased risk of flooding to the lower parts of Buxton Village (Levishaw close), but only from existing access points on the Aylsham road or lion road - both of which are currently farm access only. Green infrastructure buffer (such as allotements or footpath and hedgerows and or green with play area) would be required between any existing development (i.e. Mead Close) and a proposed new development on this site to ensure there was sufficient surface water management and surface drainage upgrade - this is one of the highest points in the village and the current drainage is insufficient to cope with any increase in volume and speed of surface water flow if a development were allowed at this site without careful design of the road access, green infrastructure and upgraded village drainage. This site is very contested by residents in the village where its vehicular access point might be via Mead Close; contested not only by Mead Close residents but also those residents whose risk of houses flooding in Levishaw close would be increased as a result of this. Development should be conditional on Footpath and cycle path access / improvements to Crown road and Balay park to ensure that the site does not increase traffic pressure within the village - for this reason its imperative that road access it only via the two existing farm access routes (to Lion road and Aylsham road) that would need to be upgraded - the two access points ensuring minimal vehicular and road safety impacts for the village.
