Current government policy is to build on brownfield sites first. Planning was rejected recently for brownfield site in Claypit Lane, Foulsham so to approve planning would go against policy.
Also Stringers lane/Aubery Rix is single lane, causing extra traffic, especially during any building. Stringers Lane junction with Foundry Close already ignored as a junction and has become dangerous.
Field is a wildlife haven, with barn owls and other raptors using it to hunt, Also bats are regularly observed from spring onwards. Also concerns for trees/hedgerows being torn out as seen on other building sites, as this is a conservation area.

The text of the policy is ambiguous in relation to whether an odour assessment will be required. It would helpful to make it clear if an odour assessment is required to be submitted with an application for this site.
Unlike other allocation policies there is no reference to water efficiency forming part of the design.

Whilst there are no designated heritage assets within the site boundary, the Foulsham Conservation Area lies to the north east of the site. Any development of the site has the potential to impact upon the setting of the Conservation Area. There is currently no mention of the conservation area in the policy or supporting text
Suggested Change:
Amend the policy and supporting text to make reference to the Foulsham Conservation Area and the need to conserve and enhance the significance of the heritage asset (including any contribution made to that significance by setting).
