The site is completely unsuitable for a housing development as the access is poor. The single access road to our house opposite the proposed site is sometimes hard to access in a family SUV car.

The road is unable to be widened due to its close proximity to residential dwellings. Even delivery van blocks all access regularly if they need to deliver to one of the houses on Swan Lane. The pedestrian access to the school is also non existent, I feel this is an unnecessary application when there far suitable plots in the surrounding area with far better access.

The obvious standout reason that this is a no go site for a development greater than a handfull of dwellings is the road access from all directions. A tight single width country lane.

The tight main entry road down Swan Lane has absolutely no scope to be widened and already has to be navigated with caution to avoid parked cars

The fact this site was suggested begs the question who in their right mind would have put it forward it unless they were to heavily gain financially from it and not actually took the time to do a site visit

If this number of dwellings are allowed at this location it would significantly increase the flood risk to the area. Particularly houses on Mill Lane that are directly below, at the bottom of a significant gradient This is compounded by the close proximity of GNLP3027 that is already acknowledged to be a water logged flood risk

The displacement of rain water and natural land drainage that will be caused from the development is a governing factor to suggest this is not a suitable for development. As well as access issues and pedestrian safety routes to the local school

Strongly object, as this site has very limited access from the main roads in the village. The approach via Swan Street/Mill Street is via a fairly narrow road, with limited footpath/pavement provision for pedestrians (and no scope to widen road). Local residents already have to be hyper vigilant for road traffic - this would exacerbate significantly with 25-50 dwellings to be added.

There is already insufficient infrastructure in village for e.g. school places, GP surgery overload.

Addition of housing at this end of village will significantly impact the rural/agricultural atmosphere and aspect for existing residents.
