1)The current development north of Borough Road has one road access plus a small emergency route. It is unrealistic to expect an additional road onto the A140 or Borough Road so there will be too many houses served by one access. 2) The area is a long way from the town centre so is likely to generate a lot of additional local car traffic. 3) Based on what is happening on the CURRENT development site, some dwellings will be too close to the A140 with insufficient room for landscaping and traffic noise attenuation measures.

Respondent: 1st Aylsham Scout Group
The Armstrong Rigg Planning representation on behalf of Westmere Homes' proposal for the Land next to the River Bure site intends to include a 'community zone', something that the Aylsham Local Neighbourhood Plan would be supportive of. As part of the community facilities an area of land for a Scout Ground where a new HQ for the 1st Aylsham Scout Group could be built would be immensely beneficial for the Scout Group and the local community. The 1st Aylsham Scout Group is therefore supportive of the Westmere Homes proposal for the GNLPO336 site.

As part of the community facilities an area of land for a Scout Ground where a new HQ for the 1st Aylsham Scout Group could be built would be immensely beneficial for the Scout Group and the local community. It would mean that each section (Beavers, Cubs and Scouts) could meet at the same place and share equipment and resources instead of being on split sites. The Scout Group currently has a waiting list for each section and is unable to meet the demand for membership for each section because of a lack of meeting venues within Aylsham. A dedicated Scout Ground would better enable the Scout Group to recruit local adults new to the movement as leaders in order to run additional Beaver, Cub and Scout sections to meet the current and future demand to join the Group. The 1st Aylsham Scout Group is therefore supportive of the Westmere Homes proposal for the GNLPO336 site.

[For full submission refer to attached documentation- summary as follows]:
Our client's site, Land at North East Aylsham, represents an immediately available, deliverable and entirely sustainable location to deliver up to 300 dwellings along with supporting community uses, open space and improved access at the town.
We have demonstrated how all environmental and infrastructure constraints can be overcome on the site. Furthermore, it is now clear that the land is capable of delivering a level and form of development that directly meets the needs of Aylsham. The site represents the only opportunity of sufficient scale that can viably deliver both a significant contribution towards the housing needs of Aylsham and necessary key community infrastructure such as the proposed primary school.
[For full submission refer to attached documentation] - conclusions to that submission statement in support of the specific site promoted (GNLP0335) are as follows and should be read alongside the Growth Options responses:
[...] the Main Towns across the plan area should be required to deliver a minimum of 550 homes each over the plan period. Due to its strategic importance, as the only Main Town in the rural north of the plan area, Aylsham should be required to deliver at least 750 homes over the plan period.

This representation supplements the information submitted towards the 2016 Call for Sites exercises and demonstrates how all environmental and infrastructure constraints can be overcome on the site. Furthermore, and aided by an extensive scheme of engagement with all key local stakeholders, it is now clear that the land is capable of delivering a level and form of development that directly meets the needs of Aylsham.
It is clear that the site represents the only opportunity of sufficient scale at the town that can viably deliver both a significant contribution towards the housing needs of Aylsham alongside necessary key community infrastructure such as the proposed new primary school site.
