This is far too large for such a small village set in open countryside. The local health centres are already struggling to cope with the present inhabitants, one not taking on any new patients. I hardly have to mention the local hospitals also being unable to cope.

Beighton Parish Council objects to this site. Beighton is a village with no facilities, no school, no shop, little public transport and dangerous traffic speeds on High Road and Southwood Road. It would be inappropriate to build on this site.

Representation Summary:

I am very concerned about the almost certainty of a decrease in my property and changing us from a rural setting to the centre of a housing estate.

Full text:

The proposed properties will back into my property. I object to this proposal for the following reasons:

* These properties will block out the little sunlight we get with a North facing garden which will leave our garden unusable for a large amount of time

* Blocking of existing field views

* Increased traffic noise

* Access road - the additional traffic especially around summer months/harvest when a large amount of tractors use the road

* I am very concerned about being overlooked. Our garden is not very big. Having a property at the back of our house which largely decrease our privacy.

I believe these factors will largely decrease the value of my property. I do not understand why they need to be built on the back our properties when further down the road there are fields which could be utilised without infringing on existing properties.
We moved to this location to enjoy the countryside - having a housing estate at the back of our property is taking this away from us and forcing us to live in a more urbanised area which is exactly the thing we moved away from.

Representation Summary:

Beighton is a small rural village with no amenities, we live here for tranquillity-and do not want a large village. It decreases property value, as our quiet location will be lost. My property is next to Hanton's Loke, a narrow dirt track, unsuitable for additional traffic. Both High Road and Southwood Road are already highly busy and traffic frequently breaks the speed limit. Any traffic using a concealed Hanton's Loke or new turning will increase the risk of accidents, due to poor visibility when turning out of properties on Southwood Road and the speed which vehicles travel along the road.

Full text:

I fully object to the proposed planning site, and there are a significant range of reasons for this.

Firstly Beighton is a small remote village which has no amenities of any kind, it is fully rural, which is why people including myself have chosen to live here for the peace and tranquillity, as we do not want to be part of a large village such as Lingwood, which has such amenities in abundance. It seems a very strange place to build 36 new dwellings, as what does Beighton have to offer to families, who are potentially one of the main target market for these homes? Most people have not even heard of Beighton. Having such a large development as this in this village, will decrease mine and others property value, as the uniqueness of our quiet rural village location will be lost.

Secondly my property is located directly next to Hanton's Loke, which can be best described as a narrow dirt track rather than an actual road. It has terrible access to get in and out of and I regularly see vehicles such as vans and larger vehicles upwards struggle to navigate down it, due to the narrowness and poor condition it is in. This dirt track would not be able to cope with the traffic associated with building these new dwellings, along with the vehicles, which will reside at these properties if they are built.

Thirdly the main road into the village High Road is already an extremely busy road due to all the traffic going to Cantley Sugar Beet Factory, it has a speed limit of 40 miles an hour, which is regularly broken by speeding vehicles which frequently light up the 40 mile hour speed sign. Recently lots of community speed watches have been carried out on this road, as well as on Southwood Road, which continues to raise concern of local residents as to the already high level of traffic already present within this small village.

Fourthly Southwood Road itself is also a busy road, especially with large farm vehicles, and is used as the main cut through road to other surrounding villages. Thus more traffic going in and out of the concealed Hanton's Loke or a new turning further down at the site will increase the risk of accidents, due to poor visibility when turning out of properties on Southwood Road and the speed in which vehicles travel along the road. Myself and my Husband were involved in a serious car crash in October 2017, we were turning out of our drive on Southwood Road, and a speeding car which had turned off from the High Road hit our car with such speed and force it caused our car to be turned to face the other direction and the damage caused resulted in our car being a total write off. This happened to us and we do not have a concealed driveway, imagine what could happen to vehicles turning out of concealed and unknown turnings.

All of these reasons provide strong reasons why this development should not happen.

Representation Summary:

No shop, school, and inadequate public transport to sustain a development of this size.

Full text:

Beighton is a rural village that does not have the capacity to support a development of this size. There are no shops in the village and residents have to drive to nearby larger villages and towns to acquire necessary supplies. There are primary schools in nearby Freethorpe and Lingwood with the nearest high school being in Acle and the much larger one in Thorpe St Andrew. Transport is also an issue. Roads are adequate for those able to afford a car but the public transport serving the village is sadly lacking. Broadband and mobile signal in the village is improving but is still considered inadequate.

Representation Summary:

1. Beighton is too small with insufficient infrastructure to cope with the population increase from the proposed development.
2. Local health facilities are already overburdened and cannot cope with a population increase.
3. The A47/Cucumber Lane junction at Brundal is already dangerous and cannot cope with increased traffic flow.
4. Southwood Road is too dangerous for children walking to the school bus pickup points.
5. Local schools cannot absorb additional pupils.
6. The High Road/Southwood Road junction is the primary lorry route to and from the British Sugar factory. Increased traffic will create a grave risk to road users.

Full text:

1. Beighton is a small rural community with limited infrastructure. Almost all residents wish to keep it this way.
2. The local health centres at Acle and Brundall are already over populated with patients, and understaffed in terms of doctors, support staff and facilities. Neither can support the increase in patient numbers this development, and others in the Broadland area, will create.
3. The roundabout at the A47 Cucumber Lane, Brundall juction is currently dangerous mainly due to the heavy volume of traffic and driver frustration at the queues to get onto this junction. The situation will be made worse by the increase in traffic travelling to/from Norwich/Beighton if this development goes ahead.
4. Traffic from the proposed development will exit onto Southwood Road. This is a narrow single carriageway road (already dangerous due to excessive speed)and the additional vehicles and pedestrians that will result from the proposed development will exacerbate the dangers. Children walking to and from the school bus pick up points will be especially vulnerable. Parts of Southwood Road are without a pedestrian footpath.
5. Local schools are at full capacity in terms of pupil numbers. There is no plan to increase the number of school places that will be required if the developemt goes ahead.
6. The junction of Southwood Road with High Road at Beighton cannot safely cope with the increase in vehicle traffic that will result from the proposed development. High Road is the primary access route for hundreds of lorries per day travelling to and from the British Sugar factory at Cantley during the 'sugar beet campaign'. The proposed development will create a risk to life.

Mr & Mrs D Whyborn have lived in the last bungalow - Deeds say no development beyond their boundary line

This green belt land has been successfully & profitably farmed for previous 30 years

No amenities in the village

No daily public transport - So would encourage more private cars travelling longer distances - Has environmental impact

More suitable location in Acle, already providing significant development in the area where they share facilities

The only winners are the farmers trying profit from greenbelt land being sold on with a development price tag!

Full text:

I am writing on behalf of my parents Mr & Mrs D Whyborn who live at kimberlin Southwood Road. Their property is the last bungalow on Southwood Road with fields to the rear and the side. According to their deeds there can be no development beyond their boundary line. They have lived in their property for nearly 40 years and are both in their eighty's. The farmer who owns the land has tried 3 times previously to develop and 3 times the plans have been rejected. They are finding this all very distressing.
The land is green belt land and contrary to what the farmer advises the land is farming land. The land has been rented to a local small holder Mr Ronnie Myhill and successfully farmed for the over 30 years.
Beighton is a small hamlet with no amenities. It has no shop, no school, no medical facilities, no post office or even a pub. There is no train service and no daily bus service.
If you were to agree to develop this land with over 30 houses that means it would significantly increase private vehicles having to be used on a daily basis. Environmentally this goes against trying to reduce pollution.
Beighton uses the medical and educational facilities in Acle, where there has been new housing completed last year and planning for more development in the near future.
They will massively increase the already overstretched resources of the medical center. So do we need additional housing in very remote and rural areas?

Beighton is not suitable for developments like the proposed based on Broadland plans and policy plus the NPPF.

No infrastructure other than the Cantley Beet Factory Road and likely future completion of dualling of the A47 between Postwick and Acle. Mentioning roads does not change my representation.

No shop, No School, No Work, Children would have to cross busy main road to get to playing field. Doctors surgeries overstretched, not to mention hospitals. Public transport minimal. Most of the Norwich bound traffic from Freethorpe and Reedham use Southwood Road and finally we think it is Grade 1 listed farmland not grade 2.
