Ringland Rd and The street are narrow country roads. Single traffic in some places. If 250 dwellings are built on beech avenue, that will be at least 250 extra cars making 2 journeys on the road each day and many dwellings will have 2 cars. I walk my children on The Street to school. It is meant to be 20mph but most cars do not stick to this. There is no pavement and more traffic will only make this road more dangerous for pedestrians. If the planning is approved I would demand traffic calming measures on the roads which do not have pavements, such as pinch points. There is already a flsing 20mph sign but that is routinely ignored and a speed camera would be a far better detterant. A mini roundabout at the Beech Avenue / Fir Covett road junction is desperately needed, so that cars and school buses can leave Beech avenue safely and easily. Especially if a supermarket and larger housing development is to be built on Fir Covett Road.
I'm also worried about the drains on the street. At the bottom end they are Victorian pipes and regularly get blocked and overflow.
Yes the field is large and can house many buildings but the roads are not wide enough for many cars or safe enough for pedestrians to use.

The road infrastructure to reach this site is already overloaded. The Street in Taverham is used for school traffic for Taverham High and Taverham Hall already and if coming from the other direction it would have to come through Ringland and up Ringland Road. Both these roads are already narrow and not wide enough in many places to accommodate 2 vehicles, particularly if they are larger vans or lorries. There are also no foot paths on The Street Taverham and its already a gamble to walk down the road. If the traffic comes in along Beech Avenue then it has to pass the High School which again is already busy.
It goes without saying that the Doctors and existing schools will be under immense pressure.

I am concerned about this number of houses on what has become a very busy road. It has become a rat run for traffic to get to the southern bypass, this number of proposed houses plus any further developments near to the NDR will use this as the quickest way through. This development, along with GNLP0457, would place unacceptable burdens in relation to road traffic on both Beech Avenue,Ringland Road and The Street. These roads currently experience delays and congestion at peak times and school times. The junction of Beech Avenue and Fakenham Road is vile and more stationary traffic at this choke point is not conducive to good health for the general population or the school children who walk along the road to and from school. In addition ringland Road is a narrow road which is barely adequate for existing traffic. Any attempt to alter it (by widening for example) would despoil a quiet country road as well as encourage more traffic over the weak road bridge at Ringland.

Over the years ,the volume and speed and weight of traffic has increased considerably especially after traffic calming measures were introduced to sandy lane causing people to divert onto the street. Ground vibrations caused by HGV's and works traffic will increase along with the extra traffic. This site is very inappropriate for use as more development or housing. The area around Beech Ave has become a death trap waiting to happen with so many vehicular movements since the ingnorant non development in TOTAL of the NDR. This means cars have increased to a dangerous level with members of the public trying to find a short cut to the southern bypass. Beech Ave is a times a no go zone with too many cars trying to fight in all directions.

This development will add to this very dangerous situation. I have expressed my concerns from before the new road even opened.

This site will increase traffic on already congested neighbouring roads. Traffic will affect Beech Avenue, The Street, Ringland Road, Taverham Road and Sandy Lane. The Street is a 20mph narrow road, with a variety of properties close to the road, with no footpath for pedestrians to exit their properties. An increase in traffic travelling to the schools and amenities located around Beech Avenue, Nightingale Drive, Sandy Lane and Taverham Road create a rat run around this area which cannot sustain an increase in traffic.

An increase of residents (statistical average will equate to 2 Adults 1 child per property) will put an increased demand on services, such as the schools and doctors. A site of 200 houses will undoubtedly bring 400 or more cars, providing 800 or more journeys per day on these roads. These roads have not been built to take this volume of traffic.

Beech Avenue and The Street are dangerous, many drivers are currently speeding on roads which make up school runs, where little or no footpaths are present.

Regardless of an 'improved' traffic system, e.g. a roundabout or traffic lights on Beech Avenue, this will not alleviate the volume of traffic.

This proposed site is opposite Taverham Old Hall, a Grade II listed building and ancient woodland. Development in this area will destroy an area of natural beauty.

It could not in any way be considered a sensible choice for development within the GNLP and alternative locations should first be considered.

Land between Beech Avenue and Ringland Road is a grossly inappropriate site for any development.

Beech Avenue is a residential street, already experiencing heavy congestion due to traffic using Beech Avenue as a through way to the A47 via Ringland Road. It is clear to anyone living on, or using, Beech Avenue that traffic on both Beech Avenue and Ringland Road has already increased due to the opening of the NDR. This is despite official forecasting having estimated an significant immediate decrease.

Being home to Taverham High School, Beech Avenue sees 100s of children walking and cycling to and from school every day.

The staggered crossroads at Beech Avenue / A1067 / Fir Covert Road already experiences significant tailbacks on both Beech Avenue and Fir Covert Road.

Ringland Road is a narrow, country lane. It is often single width with minimal passing opportunities and minimal visibility. This country lane already experiences traffic levels ridiculously disproportionate to its size and structure and regularly experiences gridlocks as queues of traffic struggle to pass at its narrowest points.

Beech Avenue and Ringland Road are currently over-used as if they were classified unnumbered roads. This is unsafe and unsustainable and plans should immediately be sought to seek a much more practical solution to link the A1067 and A47 and to ensure Beech Avenue and Ringland Road are used as unclassified roads for local traffic only.

The Street is an unpaved residential village road with blind corners and sections of single width. Used by road pedestrians seeking residential access and pleasure walking, the currently 20 MPH speed limit is already largely ignored as vehicles cut through from Ringland Road / Beech Avenue through to Drayton / Costessey. For the safety of residents this road urgently needs measures put in place to reduce traffic use.

Developing the proposed site to the scales suggested would further increase the burden on all of these roads.

What's more, this site has no safe access location for this size development. The junction of The Street / Ringland Road / Beech Avenue already has 6 site / road junctions within little over 100 metres. Ringland Road, The Street, Beech Avenue and the Taverham Hall entrance all come together at the same point. On Beech Avenue this is immediately followed by site entrances to Beech Court, Beech Avenue Business Park and Wensum Valley Hotel. To add a development site entrance to this already chaotic mix would be irresponsible.

Entry from the proposed site onto Ringland Road would also be impractical due to the road's lack of visibility. Bordering the proposed site are two blind corners, already dangerous due to the narrowness of the road and impeachment of tree roots. The short distance of straight section there is bordering this site means any site entrance off here will be a very short distance from a blind corner or junction.

This proposed development would quite clearly have an impractical, unsustainable, illogical and unsafe impact on the traffic levels for Beech Avenue, Ringland Road and The Street. It could not in any way be considered a sensible choice for development within the GNLP. The newly opened NDR provides an opportunity to create future development with safe access and effective traffic distribution. The natural flow of traffic to employment, service and commercial locations from within future developments would be much better served by sites with immediate access to the NDR. This new piece of infrastructure should be fully utilised as a priority before over-loaded, existing residential areas are further burdened.

The GNLP already identifies that far more suitable development opportunities are provided by land adjacent to the Northern Distributor Road to the North of Taverham.
The large development has the potential to add up to 500 vehicles to already limited access roads.

This development will be very detrimental to this particular area of Taverham which has very limited road access in the form of Beech Avenue which runs directly in front of the High School as a 20 MPH Traffic calmed road and Ringland Lane which again is a 20 MPH Traffic calmed road. This already identifies that Highways has designated these as routes as being unsuitable for large volumes of traffic.

This is a large development with a very high density of housing which will create the possibility of up to another 500 cars using these limited access points.

The only access that will be available to heavy (7.5 Tonne +) Plant and vehicles can only be Beech avenue as both ends of Ringland Lane have 7.5 tonne weight limited bridges. The increase in heavy vehicular access during the construction phase of such a large development would place far too much stress on what is already becoming an busy and inherently dangerous road. (Beech Avenue). At peak times during school terms this would make the whole area a very unsafe place for the school pupils who use the Beech Avenue entrance to the High School.

The environmental impact from the additional air pollution that will be generated by the new development and the vast increase in petrol/diesel vehicles that it would generate must be considered a major negative for this development given its location next to two large Schools.

The GNLP already identifies that far more suitable development opportunities are provided by land adjacent to the Northern Distributor Road to the North of Taverham and these should be exploited rather than this development which is driven by financial gain rather than another reason as it only appears to have a negative social and environmental impact of this area of Taverham.

Has a traffic survey been taken recently on Beech Avenue and Ringland Lane? The recent change in speed limits on Ringland Lane would indicate concern from Highways that the opening of the Northern Distributor Road is already driving significantly larger numbers of vehicles along it as they use Beech Avenue and Fir Covert Road as an access to the NDR.

As a local resident who's property backs on to Beech Avenue we are experiencing major vibrations in the house when heavy vehicle using Beech Avenue hit the speed bumps at 20 MPH. Many are hitting them faster as do many motorists outside of the school hours. This road is just not suitable for the current volume of traffic which increases daily let alone forcing additional construction traffic and eventually another 500 cars belonging to new residents.

I strongly object to this proposed development.

It would again appear that an application has been made just because the land is "there" with little thought of the impact on the community already living in the area and a number of other issues:-

Traffic, between The Street/ Ringland Road and Beech Ave, Beech Ave has already become a very busy road in what is essentially a residential area, I have noticed the traffic has considerably increased recently compounded by the fact that cars are now using it as a "Rat Run" from the NDR, the junction from the Street turning right into Beech Avenue is blind and traffic speeds into Beech Avenue from the other direction where visibility will also be impaired from the proposed development. With less than 100 yds from the junctions to existing drive ways and approx 50 yds from the proposed entrance to the new site the whole junction will become a potential accident black spot

All the local roads, Taverham Road, Ringland Road and The Street which distribute traffic on to the Fakenham Road are very narrow and were never built for such volumes of traffic

The traffic at peak hours currently queues at the junction of Beech Avenue and Fakenham Road, already a dangerous junction, with queues becoming longer by the week as Fir Covert Road also leads towards the NDR

Surely considering the area has 4 schools in close proximity the idea should be to reduce traffic for safety reasons not to increase traffic by the number of cars that would be situated on the proposed development turning on to the road as well as cars using Beech Ave as an alternative route.

As with all these speculative developments it appears there has been no consideration or provision in the plans or any explanation from the Developers on how to relieve pressure on already stretched resources such as the schools, GP surgeries and utilities and only seems to serve the purpose of profit for land owner and developer

You will be aware there has been some extreme weather recently leaving roads in the area flooded,standing water is still visible on many areas of the roads as I type this letter
How will removing farmland and replacing it with hard standing effect water management in the area? and what effect will it have being situated so close to the River Wensum environmentally

I understand that there is a need to build housing in the area both affordable and otherwise and that the Council is under pressure to provide numbers but do we really have to squeeze large numbers of houses in satellite green sites without any consideration for the local residents, environment, already stretched resources and traffic management
Was the NDR not built to release land for large developments and new communities with additional schools and medical facilities?

I Object to any proposed development for the following reasons
The additional proposed housing totalling 1799 new dwellings will bring an increase of approximately 4137 people based on the average household statistics for Norfolk.
According to the statistics this is a population increase in Taverham of approximately 40%. This means that the schools and all other community facilities will be overloaded and not capable of handling the proposed increase of population.
This also brings the additional load of approximately 4000 extra cars and vans to the village and we do not have the road infrastructure to handle the proposed increase. Taverham is a rural village where long traffic delays already exist at peak times as well as the potential risk of accidents due to increased traffic loads especially on Beech Avenue.
A simple hazard analysis, which must have been carried out to ensure compliance with HSE requirements, would show that this is an increased risk of accidents to children whose school is on Beech Avenue should be addressed before granting any permissions. Not to mention increased risks due to increased parking hazards.
Any new housing development must include the facility to house the minimum of 3 cars on the drive to avoid local congestion. The garage should not be included as a parking space
Published statistics show that over 50% do not park their car on their drives and approximately 20% actually use the garage for parking their cars. Therefore parking space on the proposed development must be included in the plans. A restriction shoud be included in the propoerty deeds on the type of vehicle to be parked as many houses in Taverham have business restrictions imposed in their deeds.
Basically Taverham does not have the facilities, roads or infrastructure to cope with this massive influx of people and associated requirements.
For instance with the current population of Taverham it takes approximately 40 minutes holding on to the phone to try and get to see a doctor but they a so overloaded it is not always possible to see a doctor. A population increase will make the wait worse to nearly an hour and the possibility of seeing a doctor more impossible than it currently is.
The mobile phone coverage and broadband in the area is one of the worse in the country, The addition of an additional 40% loading will make things worse.
Teverham council tax band is comprised of many houses in the D&E bracket and this bracket must then apply to all an d any new developments in the Taverham area.
The proposed development does not take into consideration the people of Taverham rather looking for a quick profit without any consideration for anyone else. There is existing land nearer to Norwich which would suit the submissions if the applications were for housing purposes and not just profit.

The roads in this area CANNOT cope with these suggested developments - they can barely cope now. Particularly looking at the total of all the proposed developments around Taverham (1799 dwellings!). The NDR has only served to put massive pressure on roads through Taverham and Ringland (also combined with flooding issues). Ringland Road is single-track in places and highly unsuitable as a 'main road' but is used as such. To force an increase on to this road (which Beech Avenue developments undoubtedly will) is absurd.

Also the doctor's surgery would not be able to cope with such an increase.

This development would significantly increase traffic along Beech Avenue and Ringland Road, which are already considered ratruns and are unable to sustain the volume of traffic currently experienced, particularly next to the school. Would also impact substantially on the Beech Ave/Fakenham Rd junction which is already dangerous, also more traffic will be funneled along The Street, Nightingale Drive and Sandy Lane (residential roads). There would additionally be further strain on the existing amenities (particularly the Doctors Surgery and Dentist) which are already struggling. Until the NDR is completed through to the A47, this development should not be considered.

We walk our dog up and down the street Taverham and because of the amount of traffic at the moment and with no pavements we have to constantly stop and jump into the hedgerows to avoid collisions. It is only a matter of time before there is a fatal accident on this stretch of road. There have been numerous accidents where cars have left the road on the 's' bend of the street and crashed into garden fences, it's just luck that to date no one has been injured. There is no way children could walk to school on ringland road the street safely and without parental guidance.

We concur with other residents statements; increased housing in the Taverham area, either as a single development or inconjuction with other proposed sites, would impact significantly on the current infrastructure and level of services. The findings highlight that there has been major development of Taverham and the neighbouring parishes. Also, the lack of a major road link between the NDR and A47 will only increase the traffic congestion on our narrow country lanes, currently experience on a daily basis; not to mention increased noise and air pollution and hazards to other road users and pedestrians.
