There will be too much traffic in any direction to reach this site on narrow country roads, with no paths on The Street Taverham to protect pedestrians, thus forcing residents to use cars to leave their own properties.
The road infrastructure to reach this site is already overloaded. The Street in Taverham is used for school traffic for Taverham High and Taverham Hall already and if coming from the other direction it would have to come through Ringland and up Ringland Road. Both these roads are already narrow and not wide enough in many places to accommodate 2 vehicles, particularly if they are larger vans or lorries. There are also no foot paths on The Street Taverham and its already a gamble to walk down the road. If the traffic comes in along Beech Avenue then it has to pass the High School which again is already busy.
It goes without saying that the Doctors and existing schools will be under immense pressure.

Consideration must be given to the amount of traffic using Beech Avenue as a rat run to the southern bypass, with this increasing in future years given the amount of proposed housing adjacent to Taverham on the NDR. All the character of the road, with Taverham Hall at the end with its beautiful estate wall , will be taken out with a large junction and yet another housing estate. We need to retain as much character as we can in our village.

This development, along with GNLP0159, would place unacceptable burdens in relation to road traffic on both Beech Avenue,Ringland Road and The Street. These roads currently experience delays and congestion at peak times and school times. The junction of Beech Avenue and Fakenham Road is vile and more stationary traffic at this choke point is not conducive to good health for the general population or the school children who walk along the road to and from school.

This area does not have the infrastructure in terms of roads, doctors etc to accommodate this volume of new houses. Traffic congestion is already very bad without this expansion. Also this is an area of fields, river, woods etc which is a valuable natural area on the edge of the suburban area

The area around Beech Ave has become a death trap waiting to happen with so many vehicular movements since the ingnorant non development in TOTAL of the NDR. This means cars have increased to a dangerous level with members of the public trying to find a short cut to the southern bypass. Beech Ave is a times a no go zone with too many cars trying to fight in all directions.
This development will add to this dangerous situation.

This site will increase traffic on already congested neighbouring roads. Traffic will affect Beech Avenue, The Street, Ringland Road, Taverham Road and Sandy Lane. The Street is a 20mph narrow road, with a variety of properties close to the road, with no footpath for pedestrians to exit their properties. An increase in traffic travelling to the schools and amenities located around Beech Avenue, Nightingale Drive, Sandy Lane and Taverham Road create a rat run around this area which cannot sustain an increase in traffic.
An increase of residents (statistical average will equate to 2 Adults 1 child per property) will put an increased demand on services, such as the schools and doctors. A site of 50 houses will undoubtedly bring 100 or more cars, providing 200 or more journeys per day on these roads. These roads have not been built to take this volume of traffic.
Beech Avenue and The Street are dangerous, many drivers are currently speeding on roads which make up school runs, where little or no footpaths are present.
Regardless of an 'improved' traffic system, e.g. a roundabout or traffic lights on Beech Avenue, this will not alleviate the volume of traffic.
This proposed site is opposite Taverham Old Hall, a Grade II listed building and ancient woodland. Development in this area will destroy an area of natural beauty.

This proposed development would place further burdens on Ringland Road, Beech Avenue & The Street all of which are already over-loaded and experience levels of traffic far beyond what they were designed to withstand. Specifically, the site entrance already featured on the existing planning application sits within an already chaotic mix of 6 road junctions and site entrances. This is both impractical and unsafe.
Land between Beech Avenue and Ringland Road is a grossly inappropriate site for any development.
Beech Avenue is a residential street, already experiencing heavy congestion due to traffic using Beech Avenue as a through way to the A47 via Ringland Road. It is clear to anyone living on, or using, Beech Avenue that traffic on both Beech Avenue and Ringland Road has already increased due to the opening of the NDR. This is despite official forecasting having estimated an significant immediate decrease.
Being home to Taverham High School, Beech Avenue sees 100s of children walking and cycling to and from school every day.
The staggered crossroads at Beech Avenue / A1067 / Fir Covert Road already experiences significant tailbacks on both Beech Avenue and Fir Covert Road.
Ringland Road is a narrow, country lane. It is often single width with minimal passing opportunities and minimal visibility. This country lane already experiences traffic levels ridiculously disproportionate to its size and structure and regularly experiences gridlocks as queues of traffic struggle to pass at its narrowest points.
Beech Avenue and Ringland Road are currently over-used as if they were classified unnumbered roads. This is unsafe and unsustainable and plans should immediately be sought to seek a much more practical solution to link the A1067 and A47 and to ensure Beech Avenue and Ringland Road are used as unclassified roads for local traffic only.
The Street is an unpaved residential village road with blind corners and sections of single width. Used by road pedestrians seeking residential access and pleasure walking, the currently 20 MPH speed limit is already largely ignored as vehicles cut through from Ringland Road / Beech Avenue through to Drayton / Costessey. For the safety of residents this road urgently needs measures put in place to reduce traffic use.
Developing the proposed site to the scales suggested would further increase the burden on all of these roads.
What's more, this site has no safe access location for this size development.
The junction of The Street / Ringland Road / Beech Avenue already has 6 site / road junctions within little over 100 metres. Ringland Road, The Street, Beech Avenue and the Taverham Hall entrance all come together at the same point. On Beech Avenue this is immediately followed by site entrances to Beech Court, Beech Avenue Business Park and Wensum Valley Hotel. The existing planning application for this site proposes adding another site entrance to this already chaotic mix.
This proposed development would quite clearly have an impractical, unsustainable, illogical and unsafe impact on the traffic levels for Beech Avenue, Ringland Road and The Street. It could not in any way be considered a sensible choice for development within the GNLP. The newly opened NDR provides an opportunity to create future development with safe access and effective traffic distribution. The natural flow of traffic to employment, service and commercial locations from within future developments would be much better served by sites with immediate access to the NDR. This new piece of infrastructure should be fully utilised as a priority before over-loaded, existing residential areas are further burdened.

This development will be detrimental to this area which has very limited road access in the form of Beech Avenue which runs directly in front of the High School as a 20 MPH Traffic calmed road and Ringland Lane - a 20 MPH Traffic calmed road.
The only access that will be available to heavy plant and vehicles is Beech avenue. Ringland Lane has 7.5 tonne weight limited bridges. The increase in heavy vehicular access during the construction phase of the development would place too much stress on what is already becoming an busy and inherently dangerous road.
This development will be detrimental to this particular area of Taverham which has very limited road access in the form of Beech Avenue which runs directly in front of the High School as a 20 MPH Traffic calmed road and Ringland Lane which again is a 20 MPH Traffic calmed road. This already identifies that Highways has designated these as routes as being unsuitable for large volumes of traffic.
The only access that will be available to heavy (7.5 Tonne +) Plant and vehicles can only be Beech avenue as both ends of Ringland Lane have 7.5 tonne weight limited bridges. The increase in heavy vehicular access during the construction phase of such a large development would place far too much stress on what is already becoming an busy and inherently dangerous road. (Beech Avenue). At peak times during school terms this would make the whole area a very unsafe place for the school pupils who use the Beech Avenue entrance to the High School.
The environmental impact from the additional air pollution that will be generated by the new development and the vast increase in petrol/diesel vehicles that it would generate must be considered a major negative for this development given its location next to two large Schools.
The GNLP already identifies that far more suitable development opportunities are provided by land adjacent to the Northern Distributor Road to the North of Taverham and these should be exploited rather than this development which is driven by financial gain rather than another reason as it only appears to have a negative social and environmental impact of this area of Taverham.
Has a traffic survey been taken recently on Beech Avenue and Ringland Lane? The recent change in speed limits on Ringland Lane would indicate concern from Highways that the opening of the Northern Distributor Road is already driving significantly larger numbers of vehicles along it as they use Beech Avenue and Fir Covert Road as an access to the NDR.
As a local resident who's property backs on to Beech Avenue we are experiencing major vibrations in the house when heavy vehicle using Beech Avenue hit the speed bumps at 20 MPH. Many are hitting them faster as do many motorists outside of the school hours. This road is just not suitable for the current volume of traffic which increases daily let alone forcing additional construction traffic and eventually another 500 cars belonging to new residents.
I strongly object to this proposed development.

I object to the proposed development as the infrastructure of Taverham will not support it.
If a hazard analysis is carried out it will show that the increased risk of accidents will not allow the development to procede.
I Object to any proposed development for the following reasons
The additional proposed housing totalling 1799 new dwellings will bring an increase of approximately 4137 people based on the average household statistics for Norfolk.
According to the statistics this is a population increase in Taverham of approximately 40%. This means that the schools and all other community facilities will be overloaded and not capable of handling the proposed increase of population.
This also brings the additional load of approximately 4000 extra cars and vans to the village and we do not have the road infrastructure to handle the proposed increase. Taverham is a rural village where long traffic delays already exist at peak times as well as the potential risk of accidents due to increased traffic loads especially on Beech Avenue.
A simple hazard analysis, which must have been carried out to ensure compliance with HSE requirements, would show that this is an increased risk of accidents to children whose school is on Beech Avenue should be addressed before granting any permissions. Not to mention increased risks due to increased parking hazards.
Any new housing development must include the facility to house the minimum of 3 cars on the drive to avoid local congestion. The garage should not be included as a parking space
Published statistics show that over 50% do not park their car on their drives and approximately 20% actually use the garage for parking their cars. Therefore parking space on the proposed development must be included in the plans. A restriction shoud be included in the propoerty deeds on the type of vehicle to be parked as many houses in Taverham have business restrictions imposed in their deeds.
Basically Taverham does not have the facilities, roads or infrastructure to cope with this massive influx of people and associated requirements.
For instance with the current population of Taverham it takes approximately 40 minutes holding on to the phone to try and get to see a doctor but they a so overloaded it is not always possible to see a doctor. A population increase will make the wait worse to nearly an hour and the possibility of seeing a doctor more impossible than it currently is.
The mobile phone coverage and broadband in the area is one of the worse in the country, The addition of an additional 40% loading will make things worse.
Teverham council tax band is comprised of many houses in the D&E bracket and this bracket must then apply to all an d any new developments in the Taverham area.
The proposed development does not take into consideration the people of Taverham rather looking for a quick profit without any consideration for anyone else. There is existing land nearer to Norwich which would suit the submissions if the applications were for housing purposes and not just profit.

THis site is in between 2 schools which are already very busy especially at school times. It's a small road and a difficult corner which does not have good visibility. THe NDR has made the traffic worse and it is now a daily rat run with queues backed up all down the road.

This site is adjoined to proposed site GNLPO159 and I object for the same reasons, incredibly bad road structure which are also in a very bad state of repair. No more room at our schools or doctors surgery's and also taking away our green belt, the junction of the proposed site is already dangerous and congested at peak times. Taverham just can't cope with more houses.

Impact on infrastructure, schools, health services and facilities, not shown in your planning presentations.
Nowhere in your proposals raises the concerns over people and physical infrastructure. Where are the plans for expanded schools and school places, the impact on health services to be supplied by the local GP Surgery (The Taverham Parnership), shops, traffic and parking, all of which are currently under great pressure? I have lived in The Street, Taverham since 2008. Since that time there has been a steady increase in traffic volumes, especially during the rush hour and school runs. This has further increased since the NDR was opened and The Street has become a rat run for the A47. This development will increase pressure on both services and traffic flow. There is also a problem of speeding along Ringland Road and The Street, all a 20mph zone, and the lack of a pathway along this section is a danger to residents and other walkers. My local MP, Keith Simpson, is not interested in this problem and the police refuse to check traffic speed as it presents a danger to their officers. The building of such a large number of houses without due consideration to other associated factors need careful consideration throughout the planning process. There is little evidence of such consideration in the plans you provide.

There are two schools and a Nursery very close to this site which means the traffic is extremely busy. The Ringland Road is a major cut-through to the Southern Bypass. Schools in Taverham and Drayton are already full and both Doctors Surgeries are stretched to breaking point.

This development would significantly increase traffic along Beech Avenue and Ringland Road, which are already considered ratruns and are unable to sustain the volume of traffic currently experienced, particularly next to the school.It is only a matter of time before there is a fatal accident on this stretch of road. There have been numerous accidents where cars have left the road on the 's' bend of the street and crashed into garden fences, it's just luck that to date no one has been injured. Children could not walk to school on ringland road the street safely and without parental guidance.
This development would significantly increase traffic along Beech Avenue and Ringland Road, which are already considered ratruns and are unable to sustain the volume of traffic currently experienced, particularly next to the school. Until the NDR is completed through to the A47, this development should not be considered. We walk our dog up and down the street Taverham and because of the amount of traffic at the moment and with no pavements we have to constantly stop and jump into the hedgerows to avoid collisions. It is only a matter of time before there is a fatal accident on this stretch of road. I am concerned with the amount of houses going up around Beech avenue with the traffic getting out of Beech Av as it is so busy at the Fakenham Road junction anyway. All the schools and doctors are full so will only get worse :(

We concur with other residents statements; increased housing in the Taverham area, either as a single development or inconjuction with other proposed sites, would impact significantly on the current infrastructure and level of services. The findings highlight that there has been major development of Taverham and the neighbouring parishes. Also, the lack of a major road link between the NDR and A47 will only increase the traffic congestion on our narrow country lanes, currently experience on a daily basis; not to mention increased noise and air pollution and hazards to other road users and pedestrians.

Also, the lack of a major road link between the NDR and A47 will only increase the traffic congestion on our narrow country lanes, currently experience on a daily basis; not to mention increased noise and air pollution and hazards to other road users and pedestrians.

Against this development due to lack of infrastructure to support. Taverham resident for 38 years and we do not need more pressure on our doctors surgeries or schools. We also don't need the additional traffic or in fact more housing. There are plenty of homes for sale in the area.
