Sentinel House itself is currently being converted to residential. This part of this site should not be allocated for any further change of use. The area adjacent should be allocated for residential or residential-led mixed use. Although the previous site allocation was for office-led mixed use, the demand for office use in this location has reduced, and given the nearby changes of use, it is now not appropriate to consider this site appropriate for office-led uses.
The site specific policy should recognise the fact that this site is at a transition between the intensive form of development around the bus station, and the lower scale buildings of Carlton Gardens and the terraces on the other side of Queens Road. I therefore consider the most appropriate scale of development at this location to be 2-3 stories.
