The proposed access is 66% the width of Orchard Bank, spilling onto the narrowest part of Taverham Road, which is already subject to traffic calming measures. Pavement is only on the side of the access forcing pedestrians to cross at a blind point. Actual boundaries of 55 / 57 have not been accurately quantified & no 57 has access rights to sewerage and drains under no 55.
This is a highly dangerous and poorly investigated proposal.

1. Access to Taverham Road at its narrowest point, with limited splay and views, adjacent to one, and opposite two driveways would be hazardous, cause significant congestion and dangerous for pedestrians
2. I have requested but not received the Highways Assessment and Access Proposal Drawing. I suspect this drawing inaccurately represents the available land for the access splay as I own the property adjacent to no 55 and my plans clearly indicate that my plot extends across a portion of the front of no 55
3. The access splay is 33% less than the current splay at Orchard Bank and the road itself is 15% narrower.
4. This point on Taverham Road is already subject to traffic calming restrictions and has pavement on only one side. On this basis it could not safely cope with a vehicular access for 70 additional homes and puts pedestrians at risk.
5. The application states there are no access rights however this is incorrect as the sewer and drainage from no 57 runs under the front garden of no 55, is accessed by several manholes and is detailed in the conveyance documents.
6. The proposed site provides significant ecological protection for the properties on Taverham Road.
7. Views up and down Taverham Road are limited and the approach from the site through no 55 would be uphill and restricted by the trees at no 57 & 53.
8. Congestion and delays at the junction of Taverham Road / Fakenham Road already queue back as far as Orchard Bank at peak times.

Very concerned about the environmental impact upon the much loved Wensum Valley used by so many for recreational purposes.

Taverham Road and it's path are too busy and narrow to allow the safe movement/access of construction traffic and approx 140 vehicles associated with the 70 dwellings. I am particularly concerned about the safety of children walking along this busy road/path.

The combinational impact of this and other proposed sites on Taverham Road is unacceptable.

I am very concerned about the impact of this development upon the beautiful Wensum Valley which is a wonderful amenity enjoyed by many. The Wensum Valley will be significantly visually impaired by the encroachment of this development.

Taverham Road is a very narrow and busy local road with a very narrow single path to one side. This road has been traffic calmed to mitigate some of the consequences of speeding vehicles and commercial vehicles whose wing mirrors often overhang the path. I am already concerned about the safety of my grandchildren (and others) when walking along this narrow path.

Initially the construction traffic will have an overwhelming impact on the road through what appears to be the only access to the site (through a to be demolished bungalow). Longer term the impact of perhaps as many as 140 vehicles will be severe. In both cases the access to the site appears completely unacceptable from a health and safety perspective.

Drayton Parish Council discuss the consultation at its monthly meeting on 6 December 2018.

The Parish Council fully endorses the view of CPRE and in particular the request not to reward existing landowners with more allocations when previous sites have not yet been built out. The Parish Council has seen a number of windfall sites being granted permission in the parish and these sites should form part of the housing target, not as an addition to it.

There are three new sites which affect the Parish.

GNLP2106

Although predominantly in the parish of Taverham, this site would have a determinantal impact on Drayton too. I do not have a computer and was unaware of this development until I received the communication from Mike Burrell delivered by hand recently. Unfortunately I have been unable to get to the council offices at Thorpe St. Andrew.
I would be very sorry to see this very dense development go ahead as it would open the flood gates to development along Taverham Road which would be a tragedy from current owners of properties not only from an aesthetic point of view but also an enormous reduction in value of their homes.

It is a shame when landowners generally profit at the expense of other peoples enjoyment of life.

There are so many villagers where a small limited sensitive development would safe-guard post offices, shops, school and bus services.

Whatever is the traffic along Drayton High Road going to be like when the development proposed near Drayton Lodge and the David Rice site take place - not to mention the awful loss of the golf club land.

2106 (which is a 3.3 hectare site south of Taverham Rd, which was once a nursery but has been derelict for at least 50 years. The site is on chalk just below topsoil level and as such is likely to be of botanical interest. The fact that natural succession has been taking place over this site for so long means that it will almost certainly have acquired a large and diverse flora and fauna. Full ecological surveys must be carried out here. In addition to general ecological surveys, specific surveys for reptiles, amphibians and bats should be undertaken. The site is of great value as undisturbed green open space and should be preserved as such.

I am writing to OBJECT to Taverham Site GNLP2106 which has been submitted at Stage B Regulation 18 New, Revised and Small Sites Consultation for the GNLP .

1. This is a large area - extremely close to a very sensitive protected natural habit which floods.

2. There are significant traffic issues for Drayton Fakenham Road intersection, Taverham Road, and The Street, Costessey.
3. There are also real resource implications for Drayton and Taverham with an additional 70 houses being proposed. The perception that Taverham and Drayton can absorb all this new development is not the perception that residents have.
4. This will create pressure on local facilities which are not likely to be able to expand, but more likely concentrate /crowd resources.

Please use existing land bank sites and do not consider this site for the local plan.

I would like to make my objection to the plan for development GNLP 2106 , which involves land to the South of Taverham Road in the parish of Taverham .

As the 29 bus comes down the road , it's wheels will mount the pavement on passing other traffic , pedestrians shrink back in fear .The fact that a road pinching was created within a few yards of where the proposed exit from the site appears to recognise both this and other traffic issues such as speeding .This proposed exit is also immediately opposite a track which joins the Taverham Road from the North serving five properties , and would effectively create a crossroads with it . The exit from the site also rises at a steep angle where exiting vehicles would always have a tendency to roll backwards , and barely has room between adjacent properties for the usual splay required ,impeding visibility . Added to this the only pavement on the Taverham Road is on this side , much used by walkers , making an additional hazard , especially at night .

My other concern is the effect on the character of the neighbourhood. As you will know the existing houses on either of the Taverham Road create an almost rural atmosphere , or at least a leafy suburb . The view out over the meadows to the South gives all the way to Old Costessey, with that church on the horizon . This almost bucolic feel to immediate area would be permanently sacrificed .

What a sad day for the area it would be if this development should ever be undertaken.

I wish to object to the above referenced proposed development for 70 dwellings because it would intensify the use of the existing road network and there is not enough space to accommodate an adopted road on the site in question.
I also wish to object on the basis that this would be backland development. This surely would set a precedence for similar sites in the local area therefore creating a free for all for housing developers.
