A sloping field down to the brook. Building on this would hugely increase the already high risk of flooding along the brook, as it has in the past. Building here would irrevocably alter the rural feel of the entire village of Buxton, the single track roads in either direction unable to support a development of this size -as would the Norwich road with very poor single track and reduced vision in either direction. Buxton school is already over-subscribed and cannot accommodate more.
