1. Traffic would disgorge onto a road completely inadequate to cope. In one direction it is blocked twice a day by parental traffic at the neighbouring Taverham middle school with consequent safety hazards, and in the other pinch and speed humps are met before a dangerous junction with the Fakenham Road.
2. The proximity of the river (100 yards) makes acceptance of house insurance doubtful because of potential flooding. .
3. The site is in the Wensum valley an area of conservation and scientific interest
