This proposed development is adjacent to Chapel Lane, at and also is approximately 200 meters from a watercourse known as "the beck", which runs towards several properties.

Chapel Lane is subject to surface/flash water flooding, with drainage from High Street and Station Road unable to cope, the excess water naturally runs down Chapel Lane, thereby causing flood risk to properties. "The beck" is also prone to overflow flooding onto adjacent properties and farm land (the latest incident 27/12/2017 photos previous provided).

Surface water from this proposed development (the land being already much higher than Chapel Lane) will undoubtedly run into the Lane. It is also intended that excess water be discharged into "the beck". Both of these issues will increase the risk of flooding to residents of Chapel Lane, yet neither has been taken into accout nor addressed by the developers.
