1400 houses will result in at least a 25% population increase and will overly impact an already densely populated area.

Increased Rental property. Tenants and Landlords have less interest in the area compared to owner-occupiers.

Concerns of increasingly dense developments like that of the Queens Hill, Norwich development.

Concerns of link via Broom Close and Breck Farm Lane and have significant impact on immediate-local residence.

Taverham parish already has a large densely centred population that has seen significant growth over recent years. Significant increased population will add to development pollutions and demand on existing infrastructure e.g. (schools, doctors, health centres and hospitals, dentists, services, jobs, transport, open spaces, clean green playing field (open-to-all), over subscription to existing clubs, light, noise and air pollution)

1400 houses will result in at least a 25% population increase and will overly impact an already densely populated area.

Concerns over increasing rental property in the area in the short to long term. Once housing stock exists, affordable housing easily transfers ownership to rental status. Tenants and Landlords have less interest in the area compared to owner-occupiers.

Concerns of increasingly dense developments like that of the Queens Hill, Norwich development, which is already showing signs of social deterioration and is impacting the local area.

Concerns that the proposed site would link directly to existing Thorpe Marriott, particularly via Broom Close and Breck Farm Lane and would create increased traffic to existing local road network and have significant impact on immediate-local residence.

Open landscape of Taverham's Marriott's Way will be compromised as will housing that directly overlooks the proposed development site. The inclusion of a roadless, carless landscaped strand between existing housing and the proposed site, running east to west linking between Thorpe Marriott Green and Taverham Garden Centre areas and incorporating a cycle path and walkway, would benefit all residence and in some way would retain an existing dog walk and have practical advantage linking to shops/pub. This also forms an open 'green' space between existing housing and the proposed new housing.
