Respondent: Quantum Land

Representation Summary:

A hybrid planning application is currently before Broadland District Council and we expect this application to be determined by the Council in the next few months. It should be noted that the planning application is for up to 170 homes on the site, and as such we wish this reduced number to be reflected in the GNLP allocation.
Some of the issues that have been highlighted in the Settlement Summary in respect of this site have also been raised in relation to the planning application, these matters have been and are being addressed. It is noted that the GNLP HELAA Capacity Assessment undertaken for this site indicates that the site is considered to be 'Suitable' for the purposes of land availability assessment.

We write regarding the consultation on the above documents, and in relation to Site Reference GNLP0436 - Land North of Links Avenue, Brundall.
We welcome the inclusion of the above site in the Site Proposals document, and note the comments made in the Settlement Summary.
A hybrid planning application is currently before Broadland District Council (planning ref. 20171386) for their consideration in respect of the above site, and we expect this application to be determined by the Council in the next few months. It should be noted that the planning application is for up to 170 homes on the site, and as such we wish this reduced number to be reflected in the GNLP allocation.
Some of the issues that have been highlighted in the Settlement Summary in respect of this site have also been raised in relation to the planning application. Through a process of discussion with the Council, and with the relevant statutory consultees, these matters have been and are being addressed. It is noted that the GNLP Housing and Economic Land Availability Assessment (HELAA) Capacity Assessment undertaken for this site indicates that the site is considered to be 'Suitable' for the purposes of land availability assessment.
Notwithstanding the determination of the current planning application, we support the allocation of this site in the emerging GNLP. We believe that its allocation represents a sustainable approach to the identification of housing land supply within Broadland District and the wider Greater Norwich area.
