I have just measured this site accurately and in fact it is actually 4.4 acres (1.78 ha). This is the total site area of the field.
If the 1.23 acres (0.5 ha) is deducted from the land pursuant to Planning Permission (20181792) then the balance of the field is in fact 3.17 acres (1.28 ha).
This site area is still appropriate for the description of “up to 25 dwellings”
