Increased vehicle movements, emissions and light pollution. Negligible CIL, Section 106 contribution so nothing to mitigate infrastructure demands - schools, doctors etc. Does nothing for town centre too remote. No public transport links. Scope for development creep on site up to historic hedge line. Abbey Road was genuine in-fill this is virgin agricultural land spoken environmental considerations. Lazy allocation not thought through.
