Against this development due to lack of infrastructure to support. Taverham resident for 38 years and we do not need more pressure on our doctors surgeries or schools. We also don't need the additional traffic or in fact more housing. There are plenty of homes for sale in the area.

Representation Summary:

The proposed additional dwellings will bring additional increased traffic along The Street which has no pathways, is not well lit and is a well used pedestrian walk. People like myself that live on The Street have to walk along The Street to access buses and GP surgery. Additional, unacceptable burden will be put on local amenities such as GP surgery, schools, water/sewage, broadband etc. Taverham is a suburb of the city, a very pretty area that retains a country feel that will be lost with further residential development. Conservation of wildlife will also be put at risk. Please re- think.

The section of road between Beech Av and Sandy Lane, known as Ringland Rd/The Street is 'unclassified' There are no footpaths and although some sections are subject to 20mph speed restriction, there are no phsyical traffic calming measures in place to slow traffic. This road is used as a 'Rat run'btn A1067 Fakenham RD and access to A47 Costessey. The section of road between Beech Av and Sandy Lane, known as Ringland Rd/The Street is 'unclassified' and along its length are many old cottages built upto the edge of the carraigeway and there are some locations where it is not possible for both a car and a commercial vehicle to pass. There are no footpaths and although some sections are subject to 20mph speed restriction, there are no phsyical traffic calming measures in place to slow traffic, the majority of road users ignore the speed limit. This road is used as a 'Rat run'btn A1067 Fakenham RD and access to A47 Costessey and is very busy at peak times with the school run adding to the problems during term time. There have been several instances where cars are crashing into garden fences on the 'S'bend on The Street/Ringland Rd.Untill the final link of the NDR between A1067 Fakenham Rd and A47 Costessey is open and significant traffic calming measure are installed within The Street/Ringland Rd,no further developments should be approved in this area.Any future development traffic would impact severely on the already conjested roads serving 3 schools, Beech Av High School,Taverham Hall School, Taverham Lower School Taverham Rd.

Prior to these proposals, Taverham was one of the most desirable postcodes to reside and is a quiet village. As affordable housing will be included, existing house prices would decrease substantially.

This with the extra traffic on our quiet country roads will make them into rat runs with congestion. Beech Avenue gets extremely busy especially with the High School. Again there will be more pressure on this school as it's the only one in Taverham.

I am concerned about the existing wildlife we have here, as more habitats would be sacrificed. Also the added levels of pollution this development would increase.

Representation Summary:

I object to this development for the following reasons. The impact of further traffic on Beech Avenue and Ringland Road as cars/vans use this as a cut through from Fakenham Rd to the Southern Bypass. The impact of further houses being built for the already overloaded doctors surgeries and infant, primary & high schools, also the entrance to the Taverham Hall School and Langley Prep School. The cars already queue from the junction back to past the high school at various times of the day. The houses proposed and occupancy of these will lead to more congestion for all amenities.

As a Taverham resident for the last 45 years, the traffic has got considerably worse and a further 150 - 200 houses on Beech Avenue would lead to in excess of 300 - 400 more vehicles, can't get out of Beech Avenue onto the Fakenham Road now so the situation would only get worse.

Representation Summary:

This site is located on minor roads, already taking additional traffic resulting from the NDR scheme. This additional traffic is flowed directly past a major high school facility, which itself causes a major bottle-neck at school arrival/departure times.

To add to this existing pressure by the additional development of this site would be folly, and would create yet further safety concerns with children/young people, over and above those created by the NDR works.

The local infrastructures, already under huge pressure, should not be stressed further.

Representation Summary:

Ringland Road, leading onto The Street, is already inadequate for the volume of traffic, especially as most drivers disregard the 20mph speed limit. This road has no footpaths but is used regularly by pedestrians, including children walking to and from school. Without traffic calming measures being taken, i.e speed humps or chicanes the extra volume of traffic that would be caused by this proposed development is unacceptable. The death of a pedestrian would be a very real likelihood.

It will put our village under further strain.Currently have to wait 2 months to get a routine doctors appointment due to our only doctors surgery being completely over subscribed with patients

Our local schools are full to breaking point. We only have 1 high school, Do I have to fear that my child will not get a proper education due to ridiculous class sizes and lack of facilities?

Traffic, congestion and pollution are horrendous for the size of this village. Roads are unsuitable for heavy traffic, cannot cope with the current flow, let alone with the increased traffic from your proposals.

I object to this development as it will put our village under further strain. I currently have to wait up to nearly 2 months to get a routine doctors appointment due to our only doctors surgery being completely over subscribed with patients. Trying to get an emergency appointment is also proving difficult, which is very concerning!

Furthermore, our local schools are full to breaking point; there are currently 3 infant schools which feed into our only Junior school, which in turn feeds into our only High school. Taverham only has one high school, so how will it be able to deal with the extra intake from the proposed new primary school? Do I have to fear that my child will not get a proper education due to ridiculous class sizes and lack of facilities?

Taverham is already over developed for the small village it is and traffic, congestion and pollution are horrendous for the size of this village. The local roads are completely unsuitable for heavy traffic and cannot cope with the current flow, let alone with the increased traffic that will arise as a direct result from your proposals.

I strongly object to the residential proposal planned at Beech Avenue. I live on The Street, leading to Beech Avenue It is the oldest road in Taverham, is bendy, narrow and has no footpath. It is not suitable for heavy traffic or contruction traffic. Pedestrians are constantly having to wedge themselves into the verge to prevent being mowed down by careless drivers doing speeds much faster than the 20mph speed limit. More housing will only exasperate the problem. It is hard to see a D0ctor, my child's reception class has 30x 4 year olds. Taverham is bursting at the seams!

The positioning of this potential development is not suitable due to the current infrastructure. The road junctions at each end of Beech Avenue, Taverham are not suitable
to cope with the increase in traffic that would be produced from proposed
development. The number of vehicles using this road has already increased
due to the expansion of Taverham Hall School (with Langley). At peak times
cars are queued the length of Beech Avenue. There is a definite health and
safety risk with frustrated drivers pulling out at the busy junctions.
Consideration should also be taken to the safety of school children crossing an increasing busy road.

The junction of Beech Avenue and Ringland Road is already extremely busy and dangerous. The High School is situated on Beech Avenue, and the Junior School just down the road. The NDR has already added to rat-running traffic on Beech Avenue and Sandy Lane. This is already dangerous for the numerous children walking to and from school and would be made even worse by yet more dwellings and associated traffic. Areas of natural beauty would be affected, and services in Taverham are struggling as it is.

I struggle to understand how this is being considered. The road links here are terrible, either you go through ringland to get to the a47, most of which is rural single to double carriage way roads or through taverham and then into costessy, but passing several schools.

This road and area is already very busy with traffic with people trying to get to the a47 or getting into taverham and beyond from there.

Many residents frequently make comments on local Facebook groups about how much busier beech Avenue is than the not!

Further more the main junctions at either end of beech Avenue are often congested and not overly safe. Heading toward ringland there is a large blind spot and a drive way into the private school and the other end opening out onto the fakenham road sees accidents multiple times a mo th even if just litttle bumps or scratches as the junction is not adequate for current traffic let alone additional.

The high school may have pupil capacity, but would the primary and middle?

Different to your faqs the doctors have a full compliment of staff but still struggle to service all the patients as they just do not have capacity, what happens when you add more!

Can't believe you'd even consider building on this area!!! the volume of traffic that goes along ringland road/ beech avenue is bad enough! Massive volume of traffic, you often cue on beech avenue for about 20 minutes trying to get onto fakenham road!!! It will look awful!! Be even more dangerous for the high school children. Huge developments are also proposed to happen in the area near fir covert! we don't need anymore housing estates & it would totally spoil that area near Taverham Hall!! Extra pressure on schools, healthcare!! It's lovely to see green fields, trees & wildlife!!

1. Would prejudice a no development policy near the NDR thus undoing a key objective of the NDR to free traffic on the radial roads to and from the city as well as the traffic measures in the NDR DCO to reduce traffic on Ringland Road. The objective of freeing the radial roads will also allow the sustainable transport measures in the NDR DCO.

There may be merit in a low profile retirement village.

[Joint objection by Michael and Lynn Hunt]

Objection registered to this site and GNLP0270, GNLP0062 and GNLP0457. Main concerns relate to overdevelopment of Drayton and Taverham and impacts on traffic, education, healthcare, quality of life and air pollution.

Concerns expressed at the inadequacy of Taverham Road and its use as a rat run to Sainsburys and Longwater Retail Park. Drayton High Road also considered substandard for the expected traffic flow and junctions within Drayton village are hazardous. Particular care is required when considering the appropriateness of proposals because of the environmental impact on Drayton and Taverham.

Full text:

We would like to register our objections and concerns on the following Call for Sites: GNLP0270, GNLP0062, GNLP0159, GNLP0457. Our main concerns are with the massive overdevelopment of Drayton and Taverham which reflects on traffic flow, education, healthcare and quality of life in addition to heightened pollution worries.

We would like to point out Taverham Road in Drayton is being used as a ratrun to reach the Longwater Lane retail park where Sainsburys is located. This is an extremely narrow road with extremely narrow pavements and it is very difficult to navigate both as a pedestrian and as a motorist. Furthermore Drayton High Road is inadequate for the present flow of traffic without the influx of massive new developments. Road junctions in Drayton village are extremely hazardous.

We feel that the proposal for "Call for Sites" although a legal requirement, should be considered very carefully in Drayton and Taverham because of the impact to the environment and existing residents. We trust these comments will be useful to your future deliberations.

0290
2027 (which appears to be the woodland 'garden' at the top of the hill running perpendicular to Fakenham Road? If so, whoever owns this ought to be ashamed of promoting it for development)

2106 (which is a 3.3 hectare site south of Taverham Rd, which was once a nursery but has been derelict for at least 50 years. The site is on chalk just below topsoil level and as such is likely to be of botanical interest. The fact that natural succession has been taking place over this site for so long means that it will almost certainly have acquired a large and diverse flora and fauna. Full ecological surveys must be carried out here. In addition to general ecological surveys, specific surveys for reptiles, amphibians and bats should be undertaken. The site is of great value as undisturbed green open space and should be preserved as such.

0206 (land adjoining) also must be retained as green open space
2004 - this seems to be part of the Tud marshes and shouldn't even be remotely considered for any kind of development, as shouldn't any of the rest of the Tud marshes (either on / adjacent to the golf course or between Longwater Lane and Townhouse Road).
