On behalf of our clients we would reiterate that this site is available, deliverable and most importantly a suitable and sensitive for allocation for future residential development within the Greater Norwich JLP.
On behalf of our clients we would reiterate that this site is available, deliverable and suitable for allocation for residential development. Whilst comments highlight the sites relationship to the services in the village the substantial development on the site a short distance to the northwest represents a significant expansion of the village southwards towards this site. The village is also fragmented by its very nature and it is noted that the site is no further from services than other dwellings in the village. The provision of a footpath extension of no greater than 50 metres along the western side of Bunwell Road would further link the site to the existing footpath network and the nearby development. With respect to potential surface water flood risk we would highlight that only a very small area in the north end of the site adjacent to Queen Street is identified as being at low risk of a surface water flooding event (between 0.1 and 1% chance) on EA flood maps, and that the site is otherwise in flood zone 1. There is nothing to indicate that any potential implications could be mitigated using relatively standard approach to landscaping of the site and surface water drainage design. Whilst a small site it is an opportunity to provide frontage and linear form of development that is wholly in keeping with the settlement form and character of this part of Spooner Row.
