With the submission of GNLP2078 addition to the small site proposals listed for 25 dwellings located on the southern edge of the parish boundary at Buxton Road we would like to recommend this for any future development of the village as it has excellent road access to the Buxton road which links Buxton to Spixworth which are both service villages and has good visibility to north and south from the proposed entrance.
Therefore, we feel that GNLP2078 and GNLP2076 would add to the villages as opposed to GNLP0492 which with the poor access onto post office road and a five road junction has already drawn criticism from highways stating that the layout would need to be changed before any development could be considered.

This site has been considered by broadland District Council and the planning inspectorate between 2008 and 2010. Final decision reference APP/K2620/A/10/2133334 recommended that this site was not suitable for housing development. This situation in the village as listed on the above document has not changed.
We recommend that site GNLP0492 is not suitable for consideration in the Greater Norwich Local Plan.

With the submission of GNLP2076 for 5 business outlets again we would like to recommend this as it has good access through Home Farm access road and would add to the current units operating from that site.
Therefore, we feel that GNLP2078 and GNLP2076 would add to the village as opposed to GNLP0492 which with the poor access onto Post Office Road and a five-road junction has already drawn criticism from Highways stating that the layout would need to be changed before any development could be considered. We also like to draw your attention to the comments below.

As residents of Frettenham we refer to proposals GNLP0492, GNLP2078 and GNLP2076.
The submission of GNLP2078 for 25 dwellings at 10 Buxton Road - this would be a positive future development of the village as it has excellent access to the Buxton Road and has good visibility in both directions from the proposed entrance.
The submission of GNLP2076 for 5 business outlets - this again would have good access and would compliment the units already in situ.
The submission of GNLP0492 - this proposal has extremely poor access onto Post Office Road and a five road junction and has previously drawn criticism from Highways that the road layout would need to be changed before any development could be considered.
This site(GNLP0492) has previously been considered by Broadland District Council and the Planning Inspectorate between 2008 and 2010. The final decision, reference APP/K2610/A/10/2133334, recommended that this site was not suitable for housing development. The situation, as listed on the aforementioned document, remains unchanged. This would surely indicate that this site is not suitable for consideration in your Greater Norwich Local Plan.
