Representation Summary:

Costessey TC could support a regional facility such as a concert hall, Exhibition Centre (eg like the NEC in Birmingham) on this site, but NOT residential development or light industrial use. CTC would prefer to keep the use as a Showground as it is an important facility in East Anglia. NB: Food hub is proposed further out along the A47 with potentially a new town. CTC could not support new dwellings further dwellings on this site as the road access is difficult as evidenced by the congestion on the existing Longwater interchange.

APPROVE FOR MIXED USE DEVELOPMENT WITH CERTAIN CAVEATS. Concerns about breaching capped landfill site. Contaminated land. C/7/2017/7018 to use landfill gas compound until December 2030 suggests use not possible beforehand. Site suffered badly from gases before being capped. Neighbouring farmers' livestock killed, crops affected. High-pressure gas main running through site. CTC doesN'T support relief road through site. Would exit into congested A1074 Dereham Road opposite entrance to Lodge Farm 2. Relief road should be re-routed or exit onto A47 / Longwater Interchange, not onto congested A1074. NW spur towards golf course shouldn't be built on. Too close to river valley,
