south of Lodge Farm 2: APPROVE for Mixed Use Development residential and extension of industrial area. Access via roads from Bowthorpe roundabout NOT Dereham Road via Lodge Farm. Site in river valley, but is higher 40m contours, 20m or less along R Tud Valley. Could avoid flood plain and main R. valley. Amenity lands to south. S106 and CIL for infrastructure improvement at Longwater Interchange surrounding roads, schools, surgeries. Bus link extension via Bowthorpe roundabout to Easton. Opportunities for bus lanes, cycleways. Development would need MINIMUM TWO exits.
