for the following reasons-
Lack of village amenities, shop, school, regular bus service
poor surface drainage. Most water from this plot drains directly into stream which passes through SSSI. There is no mains drainage for foul water from proposed development
poor access The site exits onto a busy street with poor viability.
Impact on visual amenity. The plot is on rising ground and will have disproportionate impact on village views.
Increased traffic through village. serious impact on road surfaces and verges.
Impact of building works and altered drainage etc on adjacent old buildings. both noted as of good visual impact
