This site is very close to the fen with a risk of flooding or at least being affected by the high water table and is therefore totally unsuitable. The National Planning Policy Framework specifically advises councils to avoid building on flood risk areas. In addition, the existing traffic problems along Rectory Rd would increase if the development went ahead. Any residential building should take place south of the village which has easy traffic access to the A140 on a wide road as well as pedestrian access into the village itself.
