This site is not suitable for residential development and is more suited to employment use as an extension to the adjacent Tharston Industrial Estate. The site has no relationship with other residential development and sits adjacent to industrial uses and opposite a wooded area on a road junction. It is ideally suited to industrial use as it would allow commercial vehicles (especially HGVs) to access the industrial estate without needing to pass through the narrow section of Chequers Road between its junctions with Flowerpot Lane and Santareen Road. That section of road is too narrow for the large vehicles that access the industrial estate and would benefit from reduced traffic and the provision of a paved footpath on the eastern side of Chequers Rd. Currently people living in the Jermyn Way and Suffiend Close developments have to cross the road twice when walking towards Flowerpot Lane, because a 50m section of path is on the west side of the road when the houses are on the east side of the road. By allocating this site for commercial use, site 0201 could be entirely allocated for residential development, which would be a better arrangement for development along Chequers Rd, accommodating both uses in appropriate locations and retaining suitable divistion, distinction and distance between residential and commercial uses.
