Site Proposals document

Representation ID: 14094

Received: 15/03/2018

Respondent: Mr Alexander Rowell

Representation Summary:

The site is not suitable for development. If there were to be a 5 year land supply many current polls would limit the ability for approval. A drainage mound is not a sustainable drainage solution. The adjoining site as well as this has been listed by the Planning Inspectorate is deemed as an "important gap in the village" and is located only a few meters away from the village Grade II listed War memorial.

Full text:

Despite the recent planning approval of this site 2017/1572 the site is not suitable for development. The NDF, JCS and NPPF would not support such a site if there was a 5 year land supply as many polices would have to be considered vice over-ruled due the lack of land supply.

The limitations of drainage meaning that only a drainage mound is suitable for the site. This, therefore, limits the density of site development from the outset - hence three houses is a maximum on current indications of size of the units. This site sits next to site: South Norfolk, South Norfolk - Ketteringham, GNLP0528 which has a Grade II listed War memorial and the site, along with this being deemed as "an important gap in the village" as described in the decision notices of the planning appeals of the aforementioned site.
