The Yare Valley is a special part of the environment accessible to the city and to Cringleford. It has been designated previously as a protected zone and should be preserved as such. This preservation is particularly important in the context of other development that has been approved.
A secondary objection to this site being included is the relatively limited access permitted from Colney and Gurney lanes. Additional traffic given the narrow configuration and existing parking issues would be unsustainable.
