At the bottom of steep hill,land is a natural soakaway for an inadequate rain system for Colney Lane. Development adds runoff to the River Yare causing flooding. Access to via Gurney Lane is inadequate, size of road & daytime carparking by workers at over-developed UEA, Hospital & research Park gridlocks the area. More vehicles using Gurney Lane, Colney Lane has lack of continuous safe footpaths, being a pedestrian/cycle route to the local school, just a matter of time before a fatality due to too many blind junctions emerging from steep inclines on the Valley side of Colney lane.
