The site is elevated and would potentially dominate the 1970's development, primarily of bungalows, which sits below it on the other side of Snows Lane. Also, access to the A146 would be through either Big Back Lane or Rectory Lane, both of which are single track and unsuitable for carrying additional traffic, particularly given their extensive use at peak periods by vehicles headed to and from Langley School.
