Representation Summary:

Creation of an entrance would result in loss of mature trees and hedging. No footpath access; site entrance beyond end of 30MPH limit and street lighting; no bus stop east of village hall. Frontage development to Loddon Road and Tunney's Lane would involve loss of mature trees and hedges. Present rural character would be compromised by estate style development, also affecting the open setting of Broome Heath on the opposite side of Loddon Road. Likelihood of adverse impact on existing adjoining bungalows in Waveney Road. Development would result in the loss of arable agricultural land for food production.

I refer to the above site put forward for housing development and comment as follows:
1) There will be a considerable loss of mature oak trees and hedging to form an entrance with adequate visibility splays;
2) There is at present no pavement for pedestrian access beyond the end of Waveney Road;
3) The proposed entrance is beyond the end of the present 30MPH limit and also beyond the end of street lighting;
4) There is at present no designated bus stop east of Ditchingham Village Hall.
5) New properties with frontages onto either Loddon Road or Tunney's Lane would involve disturbance to and removal of existing hedge banks and mature oak trees to form entrances.
6) The present rural character of this part of Loddon Road and Tunney's Lane will be affected by estate type development of this land. In addition the local nature reserve of Broome Heath is situated on the opposite side of Loddon Road and this is one of the limited parts of the perimeter which remains open country where it is not already enclosed by housing development.
7) The proposed site has bungalows adjoining to the south west here in Waveney Road and to the north east on the opposite side of Tunney's Lane. Housing development would adversely affect the existing properties, particularly in Waveney Road where the rear gardens are quite limited.
8) The proposed site is at present subject to arable agricultural use for food production which will be lost if development takes place
