The only potential access to this site is via Cheneys Lane. Cheneys Lane going towards Forncett St Mary is narrow with 2-way traffic impossible in most parts. Therefore, the only site access is via the B1113. The section of Cheneys Lane leading to the B1113 is narrow and could not cope with 2-way traffic. Taking into account the volume of traffic likely to be generated from the site at, 0700 - 0900 traffic will back up into the site due to the difficulty accessing the B1113 which is already a busy commuter route from south Norfolk to Norwich. Healthcare facility and food shop would need to be provided as a minimum

The only potential access to this site is via Cheneys Lane (Bentley Road is narrow and 2-way traffic is impossible. There is no opportunity to widen the road). Cheneys Lane going towards Forncett St Mary is narrow with 2-way traffic impossible in most parts. This route is non-viable. Therefore, the only way in & out of the site is via the B1113. The section of Cheneys Lane leading to the B1113 is narrow and could not cope with 2-way traffic. Taking into account the volume of traffic likely to be generated from the site at, say, 0700 - 0900 it is likely that traffic will back up into the site due to the difficulty accessing the B1113 which is already a busy commuter route from south Norfolk to Norwich.
Apart from the traffic/access problem, due to the lack of facilities described earlier the site would need to provide a minimum level of a healthcare facility and food shop and to include paving those roads in Forncett End mentioned above.
I consider this site to be very clearly unsuitable for development and suggest that early rejection of it would enable the GNLP process to be concentrated elsewhere.
