Further information regarding the HELAA assessment for site GNLP1038, including distance to Wildlife site, overhead power cables, potential footway improvements, electricity and flooding. There is no way you can extend beyond these restricted boundaries for the same reason there can not be any issues or disputes raised with this land also it's shape & size renders it unsuitable for today's modern intense agricultural machinery farming methods and is now not in any beneficial existing use. There is no clause that states this site is NOT to be used for housing development.

We wish to clarify that there is no clause that states this site GNLP 1038 is NOT to be used for Housing Development.

Also the reference to Heritage. The land is now a completely separate entity on the land registry deed from The Pheasantries & has been so since we purchased it Nov 2011.

The shortest distance we can measure from site GNLP 1038 to Brewers Green Wildlife site is 60 LM along the tarmac road that is Brewers Green Lane, The HELAA assessment says 25 LM ?

This site is put as a potential site to the west and will not extend beyond the existing ribbon of bungalows and Semi Detached houses on Factory Lane and will be at least this distance plus the 3m x 1.2m deep brook/drain, the hedge, the public footpath or more away from any potential noise and light nuisance on Match Days from the Diss FC Ground and will also form the Roydon Diss greenfield gap.

The overhead power cables are also positioned above this Roydon Diss green field gap to the East and away from the proposed site .

The old existing gates on Brewers Green lane have now been replaced with new gates well set back to accommodate vehicle traffic. Our roadside verge on Brewers Green Lane's is unobstructed and can be used to make appropriate footway improvements. An additional new drive onto Factory Lane could help integrate traffic movement of around a modest 30/35 daily potential vehicle on to both lanes .

There is now Electricity on site housed in a brick /block kiosk built to UK Power Specification.
There is also high pressure metered water main on site housed in concrete sections with cast iron cover and separate stop cock. All other utilities that serve the houses in Factory Lane are available to this site .

This 1.06 Ha of land is flat & 2 to 3 foot above both road levels, no water flooding on this land. It is triangular in shape being completely enclosed by the 2 roads to the north & south, & the deep wide brook /drain to the east it is not part of the open countryside character of the river valley.
