Retail/industrial sites should be located around the southern and northern bye-passes which were constructed for this and traffic flow purposes.
The site being proposed is isolated and difficult to access and police by the Fire Brigade, Police, Security. There are no local services for the staff to enjoy. There are no pathways from the site to the village or nearby bus stops which will present a danger to staff and pedestrian visitors.
The noise and light pollution will be unacceptable to local residents and the additional traffic will create even more congestion on the already busy A140.

I have lived in Swainsthorpe for 45 years and have been involved at Parish Council, Charity Trust and Church Council level for at least 20 years. Never have I experienced so much opposition in our village to a planning application as we are experiencing with the Ben Burgess proposal to move their retail/industrial business from Trowse to a greenfield site on the edge of our village.
I share the concerns of the residents for the following main reasons:
1. Why should a planning permission be given or even considered for a retail/industrial business on a greenfield site on the edge of two picturesque villages namely Swainsthorpe and Dunston when there are many retail/industrial sites available on or around the southern and northern bye-passes? Surely this is one of the reasons why so much money was spent on the northern bye-pass in particular?
2. The site they are proposing for their business at Swainsthorpe is isolated and some distance from other retail/industrial sites where shared services which include security, policing, fire brigade and local services are easily accessed should there be an emergency. Surely the purpose of keeping retail/trade businesses on large retail/trade parks is so that security, Police and Fire can easily access and patrol.
3.This proposal, if approved, will change forever the beautiful landscape of the southern approaches to Norwich and to Swainsthorpe in particular and cause major disruption to the traffic flow on the already busy A140.
4.There is no justification, other than financial gain by Ben Burgess, to locate their site in Swainsthorpe when many other retail/industrial sites have been made available for this purpose around the southern and northern bye-passes.
5. There is no other access to the site other than by road. Staff could not walk to the bus stop or potential pedestrian customers visit because there is no footpath. This will create a danger to traffic and pedestrians alike.
6. This is a badly thought out plan that would be a blot on the landscape of some beautiful countryside that could be in danger of turning into an industrial site forever.
