North-eastern corner of site in flood zone 2 with flood zone 3 and surface water flood risk adjacent to the site to the east. Any development of this site should consider the effects of climate change.
There is no foul sewer available in Norwich Road. There is a rising main to the east of the site but connection is unlikely to be acceptable.
