This site is not suitable for the proposed development because:
1. Safe access to the site would be difficult and would present dangers to current traffic on the already over-used A140.
2. The character of the village would be destroyed due to heavy machinery, security lightling, fencing, and noise pollution. Development would also impact on the setting of the listed St Peter's Church.
3. The construction of commercial premises, workshops, demonstration sites and storage facilities raises issues of drainage and surface water.
4. Other sites exist with better facialities and access, and whose nature makes them more suitable for development.

This site is not suitable for the proposed development for the following reasons:
1. Safe access to and from the site would be too difficult and would present dangers to current traffic. The A140 is already over-used and is unable to accommodate the additional commercial traffic that the development would involve.
2. The whole character of the village would be destroyed by the proposed commercial development. This small rural and residential settlement would be severely impacted by the introduction of heavy machinery, security lightling and fencing, and inevitable noise pollution. Development would also impact on the setting of St Peter's Church, a listed building.
3. The construction of commercial premises and accompanying workshops, demonstration sites and storage facilities raises substantial issues of drainage and surface water that would impact upon the village and A140.
4. Other sites exist in South Norfolk with better facialities and access arrangements and whose nature makes them more suitable for development.
