Respondent: Mr Len Tate

Representation Summary:

I question some of the comments made by the applicant and suggest a more sensitve development of the bungalow site .

Full text:

1. I query whether the applicaant is the owner of the site occupied by the bungalow and whether all of the owners of the agricultural land have confirmed their agreement to the proposed development.
2.A marl pit was in existance on a large section of the site in 1882 (O.S.Map Norfolk L16). There appears to have been attempts to fill the pit over a period with indeterminate materials which might have a limiting effect on the development.
3.A restrictive covenant exists on the land fronting Taveham Road requiring buildings to be sited 60 feet from the highway boundary.
4.There are mature trees affecting the site.
5.Any vehicular access from a large development of the site would require considerable sight lines which might affect the adjoining properties and which might be opposed by the respective owners.
6.The bungalow, currently occupied by the applicant's mother, would require demolition if the whole site is to be developed as envisaged by the applicant.
7.A more sensible and sensitive development of the bungalow site could be achieved by reconsidering the demolition of the bungalow and the erection of three houses on the frontage land as appoved in outline by the Broadland Council a few years ago.
