The site is unsuitable because:
Access - A140 is already over-used and a new junction would be dangerous;
Pollution - there would be excessive noise and light pollution from the site itself, and from the full lighting of A140 at the junction in order to be safe for heavy vehicles;
Topology - the site is in a dip and there are issues of drainage and surface water;
Character of the village - this is a small settlement and a major industrial development outside its current envelope would destroy the essence of the village;
Absence of necessity - better sites exist.
