Such a large development would add to local flooding risk.

Sparsity of public services in village (School, Village Hall and PO) PO will close once owner occupier retires.

No public transport serves village, only the A140 directly.

Doctor surgeries already over-subscribed at Pulham and Stratton

Major disruption through village from plant, machinery and construction traffic.

Loss of good agricultural land.

Outside of the contained village development boundary.

Limited access to vehicle traffic routes. Ownership land only accesses directly onto Rectory Road, Tinkers Lane or Bonds Road and will impact on traffic flow through the village to an unsustainable level. Villagers already have difficulty turning right off Rectory Lane onto the A140 and this would be made significantly worse and more dangerous unless traffic mitigation measures were included (? Roundabout)

We have been told previously that Tivetshall sewage systems are already at capacity. We already experience local flooding in The Street following limited development of further housing (2017-18). This scheme would have far greater impact due to its size.

Water supply within the village, already with limited pressure, will be made worse. BT systems are also stretched with broadband speeds unacceptable - will be made worse.

There is a sparsity of facilities in the village apart from Primary School, Village Hall and owner occupied Post Office. Post Mistress is due to retire shortly, so then that facility will close.

There are no public transport facilities to or from the village apart from those directly servicing the A140

Doctors surgeries are already over-subscribed at Pulham and Long Stratton.

There would be a need for additional social facilities to cope with this size development.

There would be mayor disruption in village during construction with heavy traffic, plant and machinery.

Loss of good agricultural land.
