New, Revised and Small Sites

Respondent: Mr Kevin Sale

Representation Summary:

The proposed development encroaches on the Wensum Valley and has unnecessarily detrimental affects environmentally and on the character of south Taverham. It's access from Taverham Road presents a danger to road users and pedestrians, particularly school children. Previous plans indicated a more acceptable smaller site with three properties within the current settlement line,in keeping with adjacent homes and avoiding these undesirable impacts. Further development in Taverham can be achieved on safer more environmentally suitable sites.

This proposal involves moving the settlement line to incorporate agricultural land, encroaching on the Wensum Valley, an area of Special Scientific Interest. It could set a dangerous precedent for further development on Macks Lane, meaning the loss of a popular amenity which will have an unnecessarily detrimental impact environmentally and on the character of south Taverham.

A further major concern relates to access to the site on Taverham Road which is narrow and has poor site lines. It poses a danger to road users and pedestrians many of which are children walking to and from school.

This development beyond the existing settlement line will not be in keeping with adjacent homes although previous plans indicated a more acceptable development of three properties within the settlement line without encroaching on the agricultural land and thus avoiding the undesirable affects of this.

If further development is required within Taverham then there are undoubtedly other sites that are safer and more environmentally appropriate.
