Topcroft is a small village and while it has already absorbed some new buildings over a period of time an increase on this scale (40% overall) would have a significant and detrimental impact on the rural and open character of the village (Policy 16). The road system is inadequate, both in Topcroft and the surrounding area, to cope with the additional traffic that would be generated. Limited public transport. No sewage system. Limited village facilities. There are already a number of properties which remain unsold within the village.
