This proposal represents urbanisation on a huge scale, likely to at least double the existing built area of Spooner Row, and would cause great harm to the village-scape. Loss of agricultural land/greenfield site and large areas of hard landscaping would increase flood risk due to surface run off, which poses a risk adjacent to the A11 - huge infrastructure work would be needed. Poor air quality and noise pollution for dwellings in such close proximity to A11 and railway. Existing flood risk adjacent to river in village. Development is outside of the established development boundary.
