The obvious standout reason that this is a no go site for a development greater than a handfull of dwellings is the road access from all directions. A tight single width country lane.

The tight main entry road down Swan Lane has absolutely no scope to be widened and already has to be navigated with caution to avoid parked cars

The fact this site was suggested begs the question who in their right mind would have put it forward it unless they were to heavily gain financially from it and not actually took the time to do a site visit
