If this number of dwellings are allowed at this location it would significantly increase the flood risk to the area. Particularly houses on Mill Lane that are directly below, at the bottom of a significant gradient This is compounded by the close proximity of GNLP3027 that is already acknowledged to be a water logged flood risk
The displacement of rain water and natural land drainage that will be caused from the development is a governing factor to suggest this is not a suitable for development. As well as access issues and pedestrian safety routes to the local school
