This proposal provides for at least 12 dwellings and is clearly a precursor to further development. This application should be considered as a precedent for further development.
The site occupies an elevated position; the proposed properties would overlook and have a detrimental impact on the residential amenities of neighboring/adjacent properties by virtue of the dominance created by the site elevation.
The provision of such a number of properties (or more) will significantly and adversely affect the rural nature of this village by reason of the prominent position near to listed cottages and heritage assets including the war memorial.
The village has limited infrastructure with no shop or medical facilities which cannot adequately cope with significant further housing or development.
There a few employment opportunities in the village, no school or public transport. Inhabitants of the proposed properties would have to commute for work, school, shopping and medical care adding to existing traffic congestion and environmental pollution.
Drainage in this area is already under stress and regularly floods. Further housing would exacerbate the problem.
