The access to the site via Sandstone Way is unsuitable for more than one property to be built.
Also any development on this site would would suffer from an unacceptably high level of noise and vibration due to its very close proximity to the A1066. (This is my qualified opinion as a retired acoustician and member of the Institute of Acoustics)
