Any development in Newgate would result in a large increase in traffic, exiting Newgate onto Mill Road at a junction that suffers from traffic congestion and visibility restrictions due to cars parking near the local shop. This would increase greatly the risk of accidents near the village shop.

Most of Newgate is unadopted, of narrow width (single lane) and with no room for footpaths. Any land would have to be compulsory purchased for road widening and footpath provision.

A large number of people regularly walk dogs down Newgate Lane. Any increase in traffic would further endanger pedestrians of all ages.
