Representation Summary:

Newgate is a private narrow unadopted road which is unsuitable for supporting residential development of such scale .Development of the site would spoil an attractive vista of the edge of the river valley . The village school has reached capacity and would be unable to cope with new pupils above and beyond the existing population . There are better sites adjoining larger South Norfolk settlements which are able to cope with housing allocation needs .

Representation Summary:

Any development in Newgate would result in a large increase in traffic, exiting Newgate onto Mill Road at a junction that suffers from traffic congestion and visibility restrictions due to cars parking near the local shop. This would increase greatly the risk of accidents near the village shop.

Most of Newgate is unadopted, of narrow width (single lane) and with no room for footpaths. Any land would have to be compulsory purchased for road widening and footpath provision.

A large number of people regularly walk dogs down Newgate Lane. Any increase in traffic would further endanger pedestrians of all ages.

Representation Summary:

The proposed development is impractical as there is no access. Newgate is an unadopted road which would not be suitable for access to this site and as the owner of no. 11 Newgate, I strongly object to the proposal. Also, the proposed building would not be in keeping with the character of the village.

NEWGATE IS AN UNADOPTED SINGLE TRACK ROAD ,THE ENTRANCE TO WHICH IS NARROW AND OFTEN CONGESTED.EVEN THE WATER BOARD BUILT A NEW ROAD TO THE PLANT AT THE END OF THE LANE, AS ITS VERY BUSY WITH THE EXISTING TRAFFIC. THE PREPOSAL IS TO ADD ANOTHER 25 TO 50 EXTRA CARS. THE ROAD WOULD NOT COPE WITH THIS . RESIDENTS ON NEWGATE HAVE TO MAINTAIN THE ROAD AT OUR OWN EXPENSE.USING OUR ROAD TO ACCESS THE SITE WITH ALL THE HEAVY TRAFFIC IS TOTALLY UNACCEPABLE .ALSO BARN OWLS NEST IN A BARN OPPOSITE.AND USE THIS FIELD TO HUNT

Dear Sirs,
.
Re- Greater Norwich Local Plan -Site 0396

I wish to object to the proposals put forward for consideration in connection with the GNLP building development, and list below my objections.

1. Newgate is a private road and not maintained by the Council. It is maintained by the residents of Newgate.
2. The properties in Newgate front onto the road. There are no pathways or pavements. Pedestrians have to walk in the road.
3. There is no street lighting in Newgate, save one light (sometimes) on a sharp 90degree bend.
4. There is often traffic congestion if vehicles are parked on the roadway.
5. There is a funeral business in Newgate and often vehicles are parked on the roadway and these vehicles together with visitors mean only single file car traffic is possible.
6. It is a dangerous pull out of Newgate into Mill Road and the increased traffic would become even more of a safety issue The village shop is on this corner and there are parked cars whether you turn right or left.
7. There are concerns of the volume of water 25 houses, roadways, drives and impermeable surfaces would add to the present surface water drainage system.
8. There are properties built in Newgate direct on to the road therefore there is no possibility to widen the roadway or introduce a footpath.
9. Any further increase in traffic volume negotiating the blind 90degree bend in Newgate, an un adopted highway, would increase the danger to pedestrians in particular, who find this difficult as there is no pathway and become an even greater safety issue to all that use it.

Yours faithfully,

Lionel, Maureen & Tim Scruton
