New, Revised and Small Sites

Representation ID: 18833

Received: 13/12/2018

Respondent: Mrs Lorraine Walker

Representation Summary:

Housing numbers too dense for plot and the location. Concern that existing housing will be overshadowed and over-looked. Access and safety issues for existing residents during building works. Re-creating a rat run between Fifers Lane and Cromer Road. Increasing pressure on already over-crowded roads. Loss of green space in a village which has less than the recommended area for parks/recreation grounds etc. A much smaller development should be considered as an alternative.

I am concerned that the proposal for 50 houses is too dense for the size of the plot. Prince Andrews Road is a narrow, winding road and it would cause existing residents a great deal of inconvenience in accessing their properties if vehicles associated with the proposed building works were parked on Prince Andrews Road. It would also have an impact on safety for pedestrians and road users. Therefore, the development needs to be small enough to accommodate these vehicles on the building plot.

A much smaller housing development would be more appropriate for the size and location of the plot. Housing surrounding the development is predominantly bungalows, the new housing should not exceed two stories to ensure the existing housing is not overshadowed and overlooked.

Creating access to the plot from Prince Andrews Road in addition to the current access from Heath Crescent could cause a rat run to be re-created from Fifers Lane to Cromer Road. The addition of perhaps 100 cars from this proposed development will only add to the congestion already encountered on Cromer Road and Fifers Lane. A smaller development would have less of an impact on the surrounding roads.

A considerable amount of additional housing has been proposed for Hellesdon and 1000 houses are currently being built on the golf course. To support all this additional housing public services and amenities will need to be expanded to cope with the additional population. In particular local roads, schools, doctor surgeries and parks/recreation grounds, the latter of which Hellesdon already has less than the recommended amount for the size of the village. Could part of this plot be used for recreation, as it is no longer used by Jarrolds, to begin to address this imbalance?
