The Council MUST protect the area adjacent to Bluebell Road, the Yare Valley in particular. Part of what ensures people in Norwich have a high quality of life are the green spaces - this is a highly important area specific to keeping the population's well-being at a reasonable level. If you destroy these areas Norwich will end up a concrete dystopia like the Urban inner cities. There are areas further out which could be used while protecting established green spaces in the YV intact. Our communities are already suffering due to increased student numbers.

The river Yare valley continues to be developed despite much opposition and government inspector constraints.Whilst development description no.5 and the last paragraph do not fully describe what the UEA would wish any plans to further detract from an important and protectedlocal resource must be rejected. Sites E and F should be identified as protected. Further development on site D should not be carried forward.

I wish to express my concern thar development is considered for this important wild area adjacent to the river Yare. At this time of expansion it is important that we protect our small remaining areas of green space . There is already pressure on the green spaces in this densely populated segment of Norwich as evidenced by the high use of Eaton and Heigham Parks. To reduce the current area of wild will both reduce diversity of wildlife and the opportunity for future generations to experience their native landscape. I see this as a crossroads when we can chose to pass on a beautiful heritage to the future populations of Norwich with in walking distance of many or remove this option for all to come

The sites are in the Yare Valley locally protected green space. With it's prominent elevated position, buildings would have a huge impact on the prospect of the Yare valley as a whole. At present houses on Bluebell Rd are screened by trees.Green spaces are an essential part of of a carefully planned environment and an escape form build up areas.

E and F would be significant encroachments on green space around UEA and Yare Valley. These would change the character of the area, and would hasten the formation of an uninterrupted urban sprawl from Norwich to the A47. Given the overall aim is to prevent this, these developments must be rejected.

Sites E and F - The damage to protected green land by building on this piece of land is unacceptable. The land forms an important part of the yare valley and are enjoyed by people of all ages as a piece of green land as well as being ecologically important for the river and animals. This land is very well loved and used and should be protected for future generations. With the huge amount of land available in the plans that isn't protected I can see no need to build on this land and further damage protected the yare valley.

It is unacceptable to build on the land by Bluebell Road as in 0133E and F. This is part of the Yare Valley. GNLP cannot pretend to protect and enhance the environment and then allow building in important green spaces. There are already multiple proposals to build in the area. Similarly I object to 0140-A, 0244 and 0331 - the land between the southern bypass and the Yare. Since there has never been and most unlikely to be an integrated public transport system, we must keep as much green space free of motor traffic and air pollution as possible.

Improved sporting facilities that centralise resources from different agencies may be an important economic benefit to the wider community. It will also improve and enhance provision of health & fitness related activities in a climate where local and national health of the population is a key priority. The potential link between clubs and the UEA will give the area the opportunity to promote the University and city as a centre of excellence. Parking problems on Colney Lane may also be alleviated at peak times such as weekends when sporting events take place.

This proposal will affect me personally as I enjoy this land for its calm, beauty, and wildlife. I run through the Yare Valley 3-4 times a week and regularly spot cormorants, herons, cattle egrets, kingfishers, ducks, swans, and squirrels that all make this area their home. The loss of this space would impact this wildlife whether it is through a direct loss of habitat or a severe disruption to the area surrounding their habitat. Many other people walk alone or with dogs on these same paths: the entire Yare Valley is well used by the public. Please preserve this green space for us all to continue to enjoy. I strongly object to: Colney 0158, 0253, 0514, 0140 A and B (this should not be granted status as a 'Development Site'); Cringleford 0244, 0461; Norwich 0133 E and F (Little Tinkers *not only a rescue home for the animals, but a place for people to visit and interact with them daily), 0184.

Objection to building on important green space E and F. This is part of the Yare Valley and used by many to access the river and woodland. The erosion of our green space and the loss of the Donkey sanctuary is unacceptable.

I object to all of the sites because we want to be able to access our green space, footpaths, and walk our dog. We use this space to relax, get exercise and enjoy the scenery. We don't want to see buildings, bricks and mortar in such a natural space.

It is vitally important that this natural site within the Yare Valley is protected and the continued encroachment of development is stopped.

The site is an important area for wildlife and is widely used for recreational purposes by walkers - a much valued asset to the area.

The locale has already seen significant development pushed through planning, all with significant loss of our green spaces. The huge development on the Bartram Mowers site currently under construction having taken a large slice of the Yare Valley corridor already. The UEA buildings that now cover the entire Blackdale School site, significant other accommodation within the campus area and other sites built upon in recent years.

The proposals are far too vague, not in line with other proposals. There is no clear need for the UEA or others to develop this site.

The GNLP must protect and not under value our green spaces.

Sites E and F would involve substantial loss of protected green space between Bluebell Road and the river that currently accommodates the Little Tinkers Horse and Donkey Sanctuary. The lower reaches are very close to a bend in the river where natural erosion is changing the course of the river a little and there is frequent flooding (by the duckboards). Many people walk their dogs in this area and building on the land would destroy the green links between the Yare Valley and Eaton Park. Building here would put pressure on wildlife.

What an awful thought more buildings, UEA has taken up enough green space as it is in its expansion. The Valley should be left as is for our grandchildren to enjoy as we do now. There are other sites that do not impinge on the enjoyment of the local community.

I must strongly object to the proposed developments. All those within the protected Yare Valley corridor undermine the status of UEA as an institute with a strong environmental science focus and a substantial green space surrounding the campus. The area is a source of great pleasure for dog-walkers, wildlife watchers and photographers, and anybody fond of space not covered in concrete buildings and tarmac roads. In order to conserve the characteristic "green" feel of this area of Norwich, these proposals must not be allowed to go forward. The Wellbeing and happiness of those inhabiting this area would be several impacted, as well as the image of the university of an environmentally conscious one.

I am very opposed to any development on these areas, especially E and F because these areas are used by many people for recreational walks and exercise. Also we need to save this green space from developers to protect the diverse wildlife in this area eg green woodpeckers, mistlethrush, otters etc which would be at risk due to any development.

This proposal will affect me, my family and my friends. We all enjoy this land for its natural beauty and wildlife. I know many of the people who walk here and I know how much this green space impacts on their the wellbeing and mental health, myself included. I walk here every day. The donkey sanctuary is such an intrinsic part of the Yare Valley. Building on this site would impact so much of the amazing wildlife that I see here on a daily basis. Whether it is through a direct loss of habitat or a severe disruption to the area surrounding their habitat. The entire Yare Valley is well used by the public. I am a local resident whose family uses the proposed development site regularly.It is popular with local residents and those that live further away for dog walking or to visit the animal sanctuary The area proposed is and has alway been protected land due to it's abundance of wildlife. Development of the site would not only damage natural habitat but would also increase traffic along an already very busy road.In addition, the land, during autumn/winter is very boggy, developing the area would make the situation worse or even have an affect further along the valley.

We are Councillors for Eaton and so know the Yare Valley very well as it falls within the Eaton Ward.
We are fundamentally opposed to further erosion of the Yare Valley. Currently development is taking place to provide more than 150 homes for the elderly and this has meant a loss of green space and trees, a loss of views across the valley and an adverse visual impact as well a loss of wildlife habitat.
Existing Local Plans identify the Yare Valley as a 'Strategic Green Infrastructure Corridor' protected by River Valley Policies.
It is vitally important for wildlife that these green corridors exist to allow movement along them. The Yare Valley is also adjacent to Eaton Park with its 80 acres and therefore adds to the green corridor.
If all 5 of these sites were to be developed it would more or less take up all the space on the city side of the valley.
With this level of development there would be an erosion of the unique character of the landscape which makes the UEA so popular with students and the area so attractive to live in for residents.
These areas are needed as 'green lungs' for urban dwellers for relaxation and exercise.
We ask Planners to stand by the Local Plans and not to approve any sites for Development that intrude onto the protected land of the Corridor.

I am objecting because I think it very important for wild life and for the people of Norwich to be able to enjoy the beautiful Yare Valley. It is currently a green corridor and I think it very important not to erode this in anyway. We have to think to the future generations and realise how important it is not to erode away on any bits of green land near to a city as it is a vital link for people to enjoy nature within cycling/walking distance of where they live. A large number of people walk in this area and love it for it's green space. I particularly am concerned with the development of GNLP0133 E and F being closest to the river and Broad but also think the development of D spoils the beautiful parkland of UEA.

I object wholeheartedly to the idea of developing the Bluebell Road site, where the Horse Sanctuary now stands. The fields - and lands running down to the river - offer essential green space to the residents of the densely populated neighbourhoods of South Norwich. Judging by the well used condition of the footpaths, the space is much used by dog walkers, students etc for whom the loss of such green space would compromise their well being, as well as seriously impact on local wildlife. The site's proximity to the city of Norwich surely makes it even more essential to retain its unspoilt nature? I would also be concerned about the viability of the site re. flooding - which regularly occurs (such as Jan 2018). Mostly importantly, this is is key Yare Valley Green Corridor Land. It needs to be protected, rather than lost.

Eaton Village Residents' Association is concerned about increased development along Bluebell Road firstly because of the impact on the environment in the Yare Valley and secondly because the infrastructure is already stretched in the area.
Bluebell Road is one of the main routes to the UEA with a considerable amount of traffic coming off the A11 at Cringleford and through Eaton Village and then onto the UEA. In the afternoons the flow is reversed with vehicles queueing back well beyond Norvic Drive most workdays. Any additional housing along the road would impact on an already heavily used route. There would also be an increased impact on the environment since traffic queues build up at busy times to negotiate the traffic lights at Eaton Street cross roads leading to an increase in traffic fumes.
The new McArthy and Stone development on Bluebell Road is yet to be occupied so the impact on traffic from this has yet to be seen. The proposed Phase 2 of the site will add yet more traffic in the future.
Additional housing on the Yare side of Bluebell Road would also affect the ecology of the area since the site is on a steep slope and surface water run-off would head towards the river and contaminate the marshes alongside this. Building work would inevitably result in much of the currently grassed area becoming hard surface and unable to absorb heavy rain.
A further concern is the lack of infrastructure to support an increase in housing in the area. The doctors surgery at Cringleford is already very busy with additional housing at Roundhouse Park and other areas still to be fully completed. Schools in the area are under pressure and current transport links along Bluebell Road are non-existent. There is currently no direct bus service along Bluebell Road to reach the shopping centre at Eaton Village.

0133-E and 0133-F. With all the proposed development on the other side of Colney Lane, between it and the A47 Southern Bypass, it's even more important to preserve the green spaces of the Yare Valley which serve a large community to the South and West of Norwich City Centre as well as acting as an important refuge for wildlife and plantlife. Instead of ploughing up valuable green space we should be looking to reuse the plentiful (brownfield) land that already exists within the city limits. UEA development will not be impeded by denying access to these two tracts of land. They should be forced to be more creative with the (extensive amounts of) land that they have already built on - they're supposed to be smart folk after all.

I strongly object to the proposed development of GNLP0133 B, D, E and F.
These areas are important green spaces for the benefit of humans and wildlife: used extensively for recreational purposes (essential for our physical and mental well-being), they are also a safe haven for wildlife.
The Yare Valley has already been affected negatively not only by the construction of retirement housing along Bluebell Road but also by the proposed construction of the Rugby Club facilities. Any further encroachment on the green space will have an additional detrimental effect and the benefit of the Yare Valley will be lost.

GNLP0133 which is planned developments at UEA. GNLP0133 F is where the donkeys are; GNLP0133 E is where the greenhouse is and seems to go very close to the broad. GNLP0133 D is near the entrance to UEA from North Park Avenue in front of the current UEA buildings taking out quite a lot of the current park land.
This will take out much if the green belt that makes Norwich such a healthy and attractive place to live. It is very near the river removing leisure areas beneficial to physical and mental health, also maintaining substantial wildlife

I don't object to all of the applications but I am concerned about the development at site F that could potentially diminish the Yare Valley area. This is a sensitive area for ecology and in much use by the general public for leisure pursuits. This should be maintained as much as possible. I would not want to see any encroachment on the Yare Valley.

I strongly object to further development in the Yare valley in the vicinity of the UEA. The area should be preserved as a green corridor, for the benefit of wildlife and for quiet recreational use. This beautiful area is at risk from this proposal, the rugby club development, and GNLP0244 in the woodland along Colney Lane.

Substantial loss of protected green space between Bluebell Road and the river and including that currently accommodating the Little Tinkers Horse and Donkey Sanctuary. Development here would obstruct the existing green linkage between the Valley and Eaton Park.

I strongly object to all proposed developments within the Yare Valley corridorIts a safe haven for wildlife,Marine life, and a much needed green space for humans. Also it is a flood plain and saves us from being flooded.
Also Little Tinkers Horse and Donkey Sanctuary is a place loved by children and adults a like as well as the animals that are there. The UEA need to be rained in on their awful land grabbing! If it is developed we will feel the negative effects for years to come!
